Hi, I'm not sure if folks are still active on this thread but wanted to reach out. We are looking at building this plan with some modifications here in the Charlotte, NC area and wanted to see if others had build this plan in the area and discuss some things with you. The prices we are getting to build it are vastly different (between $400K-$600K. We are looking to expand the basement bay windows out to align with the top and to make some of the basement into liveable space (ie: moving closets behind the bathrooms to make each bedroom like a suite. We custom built a Don Gardner plan 10 years ago with all brick, HW floors, Granite, etc for $110 a sq foot, I've heard prices have gone up but not really sure how much. Would love to walk the house as well if someone within 100 miles is building one now. I truly appreciate your help and any input you can provide. Thanks, Meredith P.

Thanks Artur. what do you mean not to build wall behind fireplace? we moved stairs and pushed fireplace wall back a few feet. Moved stairs next to foyer and reduced size of study. also made the utility a large pantry and removed stairs to above garage to a utility room. we removed some windows on lower level to save some money. Extended main porch to 12 feet. Did you change layout of master bath? please share

You would be better served searching PICTURES of the facades you might like on Houzz and putting them in an idea book to frame, pictorially, what you like. Then use that as a basis for the conversation with the architect. For example, bring a house like this and say "I love the tons of the glass and the long / low / linear shape of the first floor." Then - have a list of your needs (3 bedrooms, 2 baths, inlaw suite in the basement with elevator, and a conversation pit") And it's your architects job to make all that work together. Your searching of floor plans and exteriors are not allowing to your adequately explore the art of the possible, and you will find yourself "settling" for a floor plan that is less than ideal because you like the exterior DRAWING.... Go for real images - and talk about how it makes you feel.
