I like that Ken Any hosta is worth it until it proves not to be; and it sounds like you are sitting on that cusp. I call it "banging my head on the driveway" but with what Ken uses his driveway for I can see him banging his fence. LOL If you never try you might never know bkay; but you don't need ME to tell you that. It's more a reminder to myself. I am very fortunate to have both a very consciensous nursery owner, and a field grower in business nearby. Yet the nursery owner has to rely on the propogater he buys from. He gets his starts last season to sell this spring. Muddy Paws Nursery, in Custer Park IL is a small field growing operation that specializes in hostas. She is only open on weekends but welcomes 'snoopers' like me. She would be able answer. Another would be The Fields on Caton Farm in Crest Hill IL. The Fields is a much larger operation.and has a lot of land and few greenhouses. Most of the hostas and daylily they sell are field grown, hence their name. Muddy Paws is more of a 'hobby' business. Yet I would trust her more than the Fields if I were in your situation. Since you aren't likely to have such businesses so close, perhaps you should see if a vacation could include a visit to such a place where field growers might be in business. And yes-at Muddy Paws she is quite aware of HVX. A mistake could wipe her out. I think most field growers ARE more HVX conscious. Comments (13)Not sure if it's practical for this property but you might be able to size and situate the wells, electric, and septics to handle the small cabin now and then be used for the main house later. Would still have to deal with the sulfer in two locations but might save a considerable amount of money. May not be doable depending on your plans. Until the well is drilled, you may not know what you're getting in to. As an example, our well is spring water with a very low flow (5 gallons per minute) but on the adjoining properties (2 wells), they get over 30 GPM but the water is very hard and full of sulfer so had to be treated. We also had to drill much deeper. I didn't see where you are located but the cabin pricing sounds high- here in West Virginia it was closer to $80-100 but you might be able to take on some work yourselves in a small place like that and save money. Having a hard time figuring out how a 500 sq. ft. cabin on a concrete block foundation as an example could end up costing $150 per sq. ft. Buying an existing property will most likely be cheaper but if this property is the one you want, that has to be a consideration. We paid a premium for being where we wanted to be and for being able to make our own build decisions. BTW, is the creek a year round creek? We have some really nice flowing water for a few months of the year but it is seasonal. With only a foot or two of water in the rainy season, the creeks may be very small in the middle of the summer, just a caution. May not be an issue but if you're buying the lot partly for the water, you'll want to make sure it's there all the time. I think it would be worthwhile to get some additional estimates in the area you're considering related to the well/water treatment costs and building a small house. Have you talked with the potential neighbors about the water and their wells? Comments (3)A lot depends on the level of the grill from FM. I had one for almost 10 years and it was a great grill. Replaced it with Lynx. Great grill but many replaced parts. Building new and going back to FM Echelon 790i A. I dont like the E because its just another thing to break and not worth the extra money. These grills get extremely hot. I cannot hold my hand over the grids if it has been on high with the lid closed. There will be no comparison to your Weber. It will blow it away. Keep in mind with warranties, they will usually replace all parts but you are responsible for shipping and installation. Also, I have never met an igniter on any grill that lasts more than a year or two, so be prepared to manually light in the future....See MoreI can’t help it, I’m more than just annoyed....
Comments (36)Chisue this particular place has an average of 75ish dogs p/day. Some are boarding while their families vacation, others are just there for the daycare but it used to be a lot busier before the new owners took over. Back then it was usually 100-115 dogs a day. It’s part of the national franchise, Camp Bow Wow. They’re 3-4 facilities in the surrounding communities but the one we go to is one of the busier ones, at least it used to be. The Franchise has high expectations when it comes to animal care and cleanliness, (those cameras aren’t just for the dog owners IYKWIM) but I think that the biggest contributor to this facilities success was the way the previous owners ran it because they were always there. They were super engaged with their regulars as well as a local animal rescue. They’d sponser all kinds of things with the rescue like doggy picture day or events to promote animal awareness AND they brought in an affordable onsite groomer. The new owners are an older retired couple and literally never around. I don’t know about privately owned facilities since this is the only place she’s ever been. As for being lucrative, if ran well I guess there is the potential. The only draw back is that while there is a demand for it, there’s only so much value you can squeeze out of this type of service. I think at the prices facilities are demanding now it’s starting to max out people’s budgets including ours. When prices went from 16 to 18 a couple of years ago, I started cutting back on the number of times I’d take her there to help compensate. Now it went up again about a month ago to $20 and that’s where I’m pretty much maxed out. Ellie’s eight and while she still has energy and likes to play, her needs can easily be met at the county dog park and it even has a lake for the dogs to swim and play in. That’s only 30/year, I’m just afraid that once she discovers the lake, I won’t be able to get her out of the water! LOL...See Moreguadalupe
