Who said your gas range needs a hood with an exhaust of 1200CFM? I am not expert, but this seems like a lot of air flow to me. This sounds like to type of air flow required for a commercial stove in a restaurant. " It depends a great deal on the style of cooking that will be used. Indoor grilling take a lot of exhaust capacity (and make up air) to avoid filling the kitchen with smoke. Even a cast iron griddle across two burners can make plenty of smoke. If all you do is boil things, a smaller exhaust hood might be fine. Since most people cook a variety of items in varying styles a variable speed hod is worth having. When making a lot of smoke you can crank it up, but leave it on lower for smaller less smoky tasks. And an 85,000 BTU/hr cooktop is much larger than a typical residential top. It is at the bottom of pro type equipment for a 4 burner.

The 25% or so photos that remain after the great Houzz coup are all really lovely and helpful as well. Yes, that's the "plastic ball in a box" filter for the pump that came with the house in 2012. So all things considered it's held up well! It's in almost total shade so we've never had any problems with algae, just being too lazy to skim out the leaves. It really had become its own little ecosystem by the time it finally started leaking for real, so I figure we'll give the new one a chance to do the same. I'm very eager to get some actual plants in and around there again. And we miss our toads! There are visible holes in the old lining, which is also very definitely not 45mil EPDM. The pavers are all just plunked down at random and slide in all the time, and there is visible slippage (please note the angle of poor St. Francis there; that "cascade" underneath him used to be flush with the rest of the rim of the pond). That's actually my only worry, especially being literally below sea level, is what it looks like under there and whether we'll need to worry about the structural integrity of the hole/rim itself. 2 feet in the middle of the closet is a tight squeeze. A reach in with double rod hanging can be more efficient and hold more. 13x13 is a nice size for a master bedroom. The bedroom in my former home was that size and I found it to be very comfortable. I would suggest that you separate the windows on the wall opposite the door to make a natural place for the bed to sit. Otherwise, you'll end up putting the bed in front of the windows, which isn't ideal. In the 2nd bedroom, I would suggest putting the closet to the right of the door on the south wall. Then add a second window on the north wall, separate from each other for the bed. Feng shui says you get the best sleep if your head is opposite the door and your bed is against a solid wall.
