I think the roof is not ok. Maybe if you show the elevation I could underestand it better.
It is important to me how the roof is going to work in order to suggest anything.

- No window in the Master bath
- The plan doesn't take advantage of all the potential bonus/storage space over the garage. This is relatively cheap space as you are already paying for the foundation and roof.
- Use pocket doors in office to maximize space

Overall I like the general concept of the floorplan. As far as your concerns:

1. It can be fixed with pantry cabinets, but these are typically tall cabinets and I don't see a place that you can put them.
2. How long is you master double vanity? You can perhaps put a tall cabinet between the sinks to store towels. The bigger issue is that the laundry room is too small. You don't need a linen closet in the master bathroom-we don't have one, but there's no place to fold laundry or iron in the laundry room. A sink in the laundry room is also nice.

3. 14' can work but 15' would be better if you are willing to bump out the house by a foot. I would get graph paper and draw out your furniture to ensure there's space for everything. If you bump out by a foot, this might help your laundry room situation as well. There's bit of wasted space in the upstairs hall.

4. Fridge next to wall can work- you just need to make sure you have the appropiate filler piece to allow the fridge door to open. Would you consider forgoing the bar seating, closing off the dining room and changing the Kitchen to a U design. Put the fridge in the kitchen right at the end, next to the breakfast room. That allows easy access for guests and kids without getting in the way of the cook. You can also put tall pantry cabinets on the remainer of that wall.

5. The master closet is not bad, but can't you just make it a bit longer? Also, is there a way to take advantage of that square footage above the garage?

If you like a corner fireplace, I would consider placing it on the other corner, so you can use the solid wall for a media center.

The kitchen is not well laid out (IMHO) so I would post this over on the kitchen forum...you'll get a lot of help and wonderful ideas.

It's an okay plan, but it could really benefit from some additional thought and added details. If Summerfield comes back to the forum, you might ask for some input...and I'm sure you'll end up with a much better plan that you'll really love. I know I did :)

Chispa, I definitely want a window in the master bath so will be asking for one. Love the pocket door idea, thanks. Do you think we can use the space above the garage after seeing the outside of the house?

Pps, I really like the idea of the tall cabinet in the master bath for storage! Also, I think we are leaning towards bumping out the house another foot, maybe two. Having a sink/folding area in the laundry would be nice. I'm not sure about the u design, we really like the bar seating and having it open to the dining room, but will see what it will look like. I think we will make the master closet longer, do you think two feet would help?

My wife and I are in the same situation. Both young as well...so I have two questions/thoughts.

I'm curious if you really plan to use the dining room? My wife and I are going against the grain and eliminating the dining room altogether. This way the kitchen is bigger, and you could build a pimp-tastic pantry. (You MUST google "Pioneer Woman Pantry" - that's what we're going for)

As for your master closet, it's under the roof and in storage! You could easily build out that closet! In fact, my dad and I just did this exact thing for my mom. For about $4k (carpet, drywall, and shelves) we made her a 16x14 closet. You can run laps in there... At this time in the process, doubling your master closet would be maybe $2k (if more, i'd be surprised!)

We definitely plan on using the dining room because we love to entertain a lot and use the dining table tons. I don't think we will use the breakfast nook though.

I think we will make the master closet a lot bigger as well, doesn't make sense to not do it at this time. We're meeting with our builder tomorrow night so I'll see what he says!

BTW, I LOVE Pioneer Woman, am going now to check out the pantry!

If you are not thinking that the breakfast nook is going to get much use, what about putting the main dining area there shifting the kitchen to run more against the stove wall and carving out some space for a pantry.

I'm not a big fan of two separate eating areas though, so that might be my personal bias.

The dining room is way too narrow. It should be at least 12' for adequate movement around the table. Even wider if china cabinets will be on the side walls. 10'8" is tight.

There are a lot of other things you can do to remove the breakfast area and use your space more wisely if you do not really need the space. For example you could put the kitchen more towards the center of the back of the house, etc.

My wife and I just started our build (broke ground yesterday) and are in a simlair boat. We have one small child and hope to add to that soon. One thing I don't like about your plan is that there is no mudroom. You just kind of walk into a hallway from the garage. I live in snowy Cleveland and that was one of the must haves for us. Our plan has a nice large mudroom (separate from laundry) with a bench. That way all that salt, snow and mud will stay in the mudroom.
