Building a Home

so we had to choose a different plan, what do you think about it?

We found a plan we liked, but the estimated cost to build ended up being way to high, so we found a different plan in the same sq.ft. but without so many bumpouts and simpler roof..We will change the kitchen to being L shaped with island..and add a closet in the study/foyer..but other than that keep as is..

Thanks everyone for your inputs. just what I was looking for. Planatus, I havent tried it here (central Illinois) before, so we will see how it works out. I have another 12X12 sq ft plot, where I plan to plant some squash, no pole beans though. Julia, we are just 2 people. I am glad that you raised this point. May I ask how many okra plants do you normally have in your 3' X 3' area? Is it 3 - 4 as you said in your last sentence? As far as my plan is concerned, do you like the layout? I mean I am planning to have taller plants at the North and progressively go towards shorter plants at the South end. That should be fine right? Any comments about the spacing? Is it too much I am leaving there? Is there any vegetable other than radish I can plant within tomato or okra rows? Because right now if I plant only radish in there, I fear I will have too much. LOLOL. You crack me up. You're in advertising, aren't you? You should know about good press. I know when I went to the shelter to actually bring home my prospective kitten, Satiko, the shelter tech automatically reached in to one of the cute, fluffy spotted long-hairs. NO, NO, says I and pointed to the very wiry, grey tabby. He really looked puzzled. Her?????? Yes, HER! I had followed her story from day one, before she was taken to the shelter. My DIL's mother was at a church function, volunteering in the kitchen when the kitten made a commodition at the back door and they let her in. She demanded food, and they fed her a bowl of hot oatmeal. And somebody cared enough to box her up and take her to the shelter. When I heard the story, I drove immediately to the shelter and was there when they brought her in! She took one look at me and stretched out her arms for me to pick her up, all the while hissing at the staff. I was obliged to leave her there for the physical and quarantine and also to convince my non-cat loving husband I needed to get her. I couldn't get her off my mind and went back several times to see her in action. She was completely aloof with the other animals and always sprang to attention when I came and and demanded picked up and loved. I bought her for myself for my birthday. Brought her home and just walked in with her with that look in my eye. IOW, she's home and that's that. She's been with me for almost eighteen years now and it was a very good choice. The DH has resigned himself to a house full of cats and is a decent sport about it anymore, mostly because 'his' dog is insane and I love him. He is like Steve, since he is a butcher, the thought of a cat contaminating his counters makes him physically ill. LOL.

Patty, funcolors, and kmcg85 all said what I want to say...Forget the splotch-shaped splotches thrown in the middle of the wall, and paint out that whole wall. You've already 'ruined' the wall, so go for it. You don't have to cut in or anything, just use your roller and roll out almost to ceiling and over to adjoining walls. Then, re-hang your picture and look at the effect. If you have new bedding, throw that on the bed too, so you can better visualize what your room would look like in the Richmond Gold. I personally would not go any darker that RG. I think it's plenty dark enough for a bedroom and should give a rich, warm look........but is that look for you? I put a gorgeous periwinkle blue on my bedroom walls several years ago and received so many complements. But the soft blue was always too cool-feeling for me. I was glad to see it gone, and I have Laura Ashley Gold #3 on my walls now. It's warm but not too dark. Works with so many colors I like to use. Several have made the comment about the paint color tying in the furniture better. Well, it will certainly do that. On the other hand, if you want the furniture to stand out more, then you need a little more contrast and maybe not as dark a color. So, you bought gallons. Well, only you know whether you can afford to take the hit for more paint if you ultimately decide against the RG. For next time, may I kindly suggest, buying ONE quart of your chosen color in the sheen you want to use. Use that One quart to do what all have suggested. Pour into a paint tray, throw down a drop cloth, and roll it all out onto at least one wall, put your furniture up against it. Then, if you love it you have a start. If you don't feel love, you are out maybe $10-$20, about the cost of an evening at the movie by yourself. Red

We're not quite finished yet - finishing details, trim, baseboards etc - so I guess it's a little premature to post to this, but what the heck. I can say that the ONLY things I'm not 100% happy with are the things I didn't decide 100% for myself and/or resesarch like crazy but chose without having explored all the options and educated myself enough to be able to choose based on the facts. Thankfully, there are VERY VERY few of those! Specifically: 1. I originally wanted the floor tile laid diagonally. I got talked out of this because of the extra time and labour involved in layout and cutting, but I suggested we do a diagonal border at the entrance to the kitchen and the backdoor to further define the spaces. I pushed for it somewhat against my GC's recommendation, but it seemed a fairly easy way of adding a little bit of bling, and having SOMETHING in the space that wasn't on the square, since we have shaker doors, square pulls, square tile, brick backsplash etc etc. It's ok, but because the border wasn't done in smaller tiles but used the same ones, there was no way to line up the points of the diagonals evenly across the row compared to the square tiles on the other side. It doesn't look "bad", it's just not what I had imagined - the ONLY thing I didn't draw in my software so I could "see" it, and the only one I look at and think "Darnit - that could have been better!" 2. The threshold between kitchen and diner. I didn't offer any input into this and my GC just did what he liked. I had anticipated that the hardwood would run directly into the pantry, with a threshold only across the line between tile and wood; he chose to run the threshold all the way across (having left a gap under the pantry door). It's a reasonable decision, just not the one I would have made if I had thought about that first. 3. Not a "regret" but something I only JUST thought of today... *after* they had finished the back of the peninsula! They stained a clean piece of veneer to cover the back of the peninsula and it looks great, but only NOW I thought, "We could have stained beadboard and used that!" which would have looked GREAT and added a little more texture. 4. Not a regret as much as a "I wish there had been another option": there really was NO appliance colour that would have worked. The budget dictated we stick with white (especially since our existing fridge - which we have kept - is white), but although classic, it does call a bit more attention to itself than I'd ideally like. Black would have been too much of a "hole", stainless doesn't entirely float my boat unless it's REALLY high end, and almond/biscuit/brown (all of which would actually have looked really good with my materials) are so out of favour that I could'nt even find any. So, white it is. I figure that as the appliances need replacing I can find a good colour and slowly upgrade them. To be honest, overall everything has come out beyond my wildest...

This plan (without seeing the resulting elevations) seems reasonably straight-forward and servicable. It should be possible to create an attractive exterior and avoid the all-too-frequent over-inflated look of many stock plans.

That said, the plan has all the usual builder's cliches, from diagonal interior partitions, to a 3-car garage, seperate mud and utility rooms and a walk-though pantry.

The front and rear covered porches will provide "dark tunnels" when looking from the interiors, but perhaps you will be in Florida where the sun and heat are excessive for 6 months of the year. If not, perhaps you should reconsider how to use passsive solar energy strategies.

The problem with all of these "look at my plan" postings is that we seldom see the elevations and almost never see the site plan, all of which should be considered in how the floor plan is designed.

Stuff I would want to change:

1) The route from the garage to the kitchen is a heck of a maze. I wouldn't want to carry groceries through 4 doors (if you go through the pantry, and that's why the pantry has two doors, right?)

2) Have you tried placing furniture in the great room? Will you have a TV? Unless you want it over the fireplace, I don't see anywhere to put it.

3) There is no guest coat closet.

I'm curious-- I've never seen the little double doors your plan shows for the master toilet. Do you know what they'll look like?

I was thinking about the maze to get from the laundry room to the master closet with an arm full of clothes....

and the J&J bath arrangement....do you have to walk sideways through the opening to get to the sink? And is there enough room to dry off after taking a shower? That is wee little.

The J&J bathroom toilet/shower area looks really small to me, as if it would be uncomfortable to pivot around in the tiny, open floorspace. Are there doors from the J&J sink area to the bedrooms.. or is that just open? The door opening looks tiny... Anyway, couldn't you put both the sinks along the hall wall.... and make that one joined room, with only one door opening to the toilet/shower area?

The master bathroom double doors into the toilet room is odd. I imagine it would be annoying and not help with noise muffling.

There's a lot of floor space in the master closet, where it is rather under-utilized. I'd want to take some of that space to re-configure the master bath enough that you could move your door to the master suite down, so you wouldn't be entering the suite from the middle of the great room wall. That will help with furniture placement in the GR.

here is the outside of the house...Some of you pointed out that J&J bathroom is not convenient and we were going to redo this by putting only one entry to it (from the hall).
I dont know what double doors to master toilet are, but i plan on having a single door.
The TV can go on the wall that is shared with master bed or in a corner..i dont see it being a problem
We were also going to put sliding doors in dinette area so its easier to get out..
Since the master closet is big, we were going to cut some of it and put a build in desk in study...But i like big closet and would take a bigger one:)
We live in MIxed climate..it is 100F-110F for 3-4 months of the year..winters are chilly but not too cold..so we like the porches.My husband works outside and gets home very dirty from work, so mudroom is a must and since we live in the country big pantry is also a must for us...

On master bath toilet door--make sure, if you don't do the double pivot doors, you choose either an outswing or pocket door for safety. The double pivot doors are a safety substitute for what most people would use there unknowingly (an inswing door).
