Hi, I was wondering if u could help me with information about a car lift for my husbands garage. I want to surprise him. He wants to be able to put one car in the air and another far under itl He is a car lover and he restored his 1923 tbucket. He wants to get another car but needs to lift the first one in order to be able to work in his small garage . He already lifted his ceiling to allow this. He stopped working in it to do my kitchen. I want to surprise him.

There are many hoists out there. Everyone is different.
how wide is the garage ? The average above floor hoist is
12 feet wide. Drive ons are narrower but about 20 ft long. If it has an above single ram you need about 20 feet of ceiling. My brother found out the hard way as the ram punched threw the ceiling almost threw the roof.
There is a drive on used muffler shops. Very safe but you cannot take the wheels off unless you put jack stands under the frame and lower the hoist. There is also an external arm hoist. good for removing wheels a drive line and suspension parts as everything hangs free. some hoists have a single upright ram and some have two rams under the drive on. Both use 220 volt power. Well the good
ones do anyway. Make sure the garage floor is about 8 inches thick with at least 4000 lb. concrete to hold it and
put the hold down bolts in. You should be able to get a
good used one for about $3000.00. Maybe less and couple
hundred to deliver it. You should be able to install it
yourself remembering the lightest part is about 100 lbs.
Make sure the hoist has dual locking supports. they are
not designed to be left in the upright position. the moveable arm hoists are probably cheaper but not that safe.
Prime example. We had them in the shop. G.M. sent out a
notice saying if we lifted a Chevette we had to chain it down because if you took the rear tires off the car would
fall forward off the hoist and they did. Very nice gift.
Every man's dream. Will your insurance company and city allow this ? They may think your operating a buiness and
want additional permits.

You remind me of my wife. Very thoughtful and caring and always trying to surprise me. But! and I say but because she usually buys me something that I don't want. I am very particular about my tools and cars. I know what I want and if it isn't exactly what I want then it ruins the surprise if you know what I mean. ;>(

When my son was in 2nd grade he had a teacher that had created this "take care of your own behavior" kind of thing. She would team the kids up, count points etc. use yellow and red cards. At the end of the week if you had no red cards you were considered a "Mello Yellow" and she'd have all those kids up to the front and play the beatles song while they danced around. The joke of it was the team group who had emassed the most points on friday be allowed to bring in snacks (supposedly healthy) with drinks and eat them in front of the other kids all day long!!! Absolutely the wrong idea on many levels if you ask me. She'd hand out candy as they danced around to the mello yellow song! (So much for mello, sugar them up and send them home to us). So my son wanted to be on the winning team in the worst way. Every Thursday they'd find out if their team won. It was a sad Friday and frustrating when he didn't win. He had to sit there and watch the other kids eat all day and they were not allowed to share. Well, soon his team won. I sent baby carrots, apples etc. Some other kids parents sent garbage to eat. Many times my "good food" would come back home. Many times she supposedly sent the non allowed food home. The irony was when every Friday she handed out candy to the mellow yellow's. So much for do as I say... Anyway, near the end of the year, we were at a big nursery and I sent my son around to smell the roses and report back, since I won't buy a rose unless it smells good. He ran back a while later as I was 3 rows over and dragged me to what he had found. We left that day with a Mello Yellow rose for his teacher. She got a big kick out of it. I think it depends on the angle of approach and size of the cars. A "double wide" is always easier and I have seen the results a few times of the miscalculation. So it is a balance of aesthetics, cost and function. Nothing unusual there. Front of house may argue for single doors more but who has a 3 car garage on the front. We copied a house that was on a corner lot and had 3 singles. There was a discussion about looks but cost won out. If you do decide on the double wide, then you have to then decide where to put the double - we went with closer to the entrance door since we knew that the double would be used more. That wasn't a universal decision in our neighborhood but it made sense to us. BTW - no trucks/SUVs here - with a nice wide driveway but just yesterday, someone was parked in the drive and my wife never would have made it out with a single door.

Hello: Presumably this is Ontario Building Code (OBC) dependant and not City of Toronto Zoning etc.? Although, if you know of any City concerns (R2 detached residential) concerns please do mention them. a) Is a fully detached garage with a basement level permitted? Is it access dependant, and by that I mean can you access the basement from INSIDE the garage or must it be via an outside stairwell. I’m thinking there are carbon-monoxide concerns which may play a role here. What about a car-lift in the sub-grade space only. Instead of lifting car up into attic space, can it be dropped down into a sub-grade space? b) Is a garage, fully detached from the above-grade house, but connected via a walkway/tunnel/room at basement level, permitted? Obviously there are safety concerns, fire, CO etc. which some may not be comfortable with, but those aside for a moment, is it allowed? c) Waterproofing and cost issues etc. aside. can a basement extend *beyond* the above-grade footprint of the house? One, as a cold room under a rebuilt porch (either open or enclosed, see above )and two, some distance out beyond the “back" of the house? Thank you.

Like Linda said if all the other homes are around $180,000 your home is not worth $1 million. Even on a lake lot. It may be worth double what the other lots are worth or even a bit more than that, but definitely not 8-10x more. You wrote: How much does interior accessories increase the value of the home? We have a copper shower, a textured stainless shower, one huge kitchen, an upstairs master with a huge kitchen, less a range, a guest wing with a mini kitchen, 5 full baths, a car lift in the garage and many more items. Thoughts? I would want to rip out every single one of those things so to me it would be a negative. The only difference between your house and a house that is the same size with the same sized property on the lake is if yours is more up to date and nicer looking, it may sell faster. However, it will not sell for more money than the comparable house. Maybe a few dollars more, but not enough to base the pricing on that thought. If other houses on the same acreage on the lake are selling for between $300-$350,000, then you're going to wind up with somewhere between those numbers IF you price it right from the start. If you price it too high, then people will look, but not make offers.
