Comments (14)msmi, what is your objective in all of this? Why are you thinking of some sort of construction that has never been done before (with good reason, I might add)? Why are you unwilling to consider a more "standard" slab on grade (cheaper) or crawl space (more expensive)? Comments (14)Out to dinner and see a movie! No I meant the age-old discussion/debate of slab/basement vs crawlspace. I actually like going there as long as there, isnt a vented crawlspace east of the Mississippi river. And Iam only going there because it seems to be in the OPs considerations. Since you mentioned it though, I dont think future remodeling is a compelling enough reason to avoid slabs. To me, there are too many downsides of vented crawlspaces to consider them for most projects. There is some recent discussion on the linked thread and at the risk of derailing this one, I think future building codes will make vented crawlspaces illegal and that slabs are better than crawlspaces for securing safe rooms to a proper foundation. Comments (21)Here's a better diagram (I hope). Ikea's kitchen planner isn't cooperating with my Mac. To make a long frustrating story short, I am trying very hard to get you the best information I can, but technology isn't cooperating. Hence the hand drawn diagrams. After many hours of trying, I was able to get this to work using a PC desktop and emailing to my Mac. I'm very concerned about the width of the kitchen. As it is with the wall in place it is only 7.5' from wall to wall. Buehl is correct in that I am planning on (and have started) teaching my girls how to cook. Unfortunately, I can't go to far into the living room with out interrupting the traffic flow of the house. To address the budget, we have $32,000 cash to start with. We are planning on a loan after that for what we will need. This is my husbands slow season, so he is planning on (and capable of) doing most of the electric, plumbing, and demolition. Comments (4)From what I recall of my architect's drawing for an encapsulated crawl space, we leveled out the dirt and then added about 4" of stone/gravel chips, and leveled it out again. We then laid down thick plastic on the gravel, going up about 12 inches on the walls. Then we installed 2" thick XPS foam board and taped all the seams with Tyvek tape. On top of that we added 3/4" tongue and groove Advantech plywood tightly fit to the walls. When we had the house insulated they spray foamed all the walls with open cell foam and sealed them to the edges of the plywood floor. By code, you need a flame barrier over foam if its a storage area. For the spray foam walls we had the option of adding a fire retardent coating, which would allow us to use the crawl space for storage.
