Leave the mirrors, change out the light fixture for an inexpensive but better looking one.

Nix on the crown molding, too. Do as little as possible, clean and uncluttered and turnkey is what will help sell.

I agree. If you have your home priced for improvements, most people will walk into the bathroom and recognize that a few changes such as lighting and plumbing fixtures will make an immediate difference. Regarding the mirror, I've asked my contractor to try to save mine so it can go back up, and if they can't save it, I intend to buy another one just like it. I like the big mirror, I think it's very functional and I like the way it looks. I realize they are not in "vogue" right now but I could care less about that. Just out of curiosity I browsed through dozens of updated bathroom photos on houzz.com and decorpad.com and saw several with the big mirrors, (not just in contemporary bathrooms), and they looked great IMO.

Exactly what jkom51 said: swap the light fixture for an inexpensive better looking one. Don't bother to change the mirror.

thanks, the problem is what light do you put up, as mostly they are all silver shiny or matte or the bronze.. would they not look out of place with the brass accents in the bathroom?

I think bronze will tone down the brass accents and still look well with it. I wouldn't go with polished chrome or nickel with the brass.

If you are DIY, then these are worth doing, for sure.

OTOH -- if you have to bring in folks, then replace the light fixture & put on a fresh coat of paint.

I just ordered a mirrormate -- these are frames to dress up the large mirrors -- my neighbor has done these, and they look great, are not too expensive, and are DIY.

It's hard to tell by the picture, but, if you are DIY, here is what you might consider to refresh your space and attract all the HGTV buyers ;-)

-Replace lighting and plumbing fixtures with more contemporary finishes
-Replace brass fixtures if possible
-Paint vanity and moulding white (I believe there are paints you can use Cabinet Coat? that will not leave brush marks)
-Paint the walls a light soothing color (pale blue is always nice)

You would be surprised what $500-1000 of cosmetics can do when you are selling...

thanks for suggestions but there is 3400 sq feet of this house that is all light and brass.. and tons of painting..
if we start on the bathroom you would need to do rest and the bill would be exorbitant for something someone may not want when they can do themselves??

in just the bat understand the shower door and all towel bars are brass too.. this is an entire coordinated house of it.. this master bath itself is 15X 20.. UGH

If you do a search for brass bathroom lighting there are large lighting sites that carry brass light fixtures. This site is just an example but I think you can definitely do better pricing wise.

The real estate news gets worse by the day. arghh.. You will not recoup the expense put into the improvements but it may help sell your house faster. As another poster said, DIY it.
