high end appliances in a new build

We are in the process of planning a new home in a ski town in the rockies. We are planning a highly efficient home in a gated neighborhood. We got the lot for a steal, but because the cost of building is so high, our budget will most likely be over a million. My question is do people expect high end appliances in a million dollar plus property. As I price things out, I could wind up with a 100k kitchen, once I factor in high end appliances, cabinets, counters, flooring and sinks and faucets. It seems over the top and I'm wondering what other people did in similar situations and if they were happy with their decision. Thanks

Are you building the place for yourself or "other people" ?

Is this a speculative build ?

Are you going to rent the place ?

What's going to be the nightly rate?

What do other 1.5m + homes around have in them.

What do you have at your primary residence ?

What do you want in the ski house ?

$100k is a lot of money, but so is $1m. however.................

10% of a home's value in a kitchen is not over the top at all.

Perspective:

most people don't have 2nd homes. Of those that do, many don't spend a million and a half on them. Those that do spend that kind of money rarely care what everyone else has or thinks about what should go into their vacation home.

It sounds like you intend to use the property yourself (correct me if I'm wrong). It sounds like there may be a year-round contingent in your new gated community. If so, and you are concerned with resale down the road, I would be sure to check out the comp listings or consult with a realtor to find out the finish expectations.

In our nearest comparable area, the Incline Village area of Lake Tahoe, it is not uncommon to see standard kitchens in $1M+ homes. The newer remodels and spec builds are kitted out pretty well.

There are several ways to minimize the cost of the kitchen without "cheaping out" on the house. And unless you are running with a really snooty crowd, they won't care that your faucet isn't gold plated and that your omelettes are cooked on a GE and not a LaCanche. Really think through the layout so you have an easy to work in space. Impress people with the workability, not the cost. Learn to spec out your requirements first ... move from general to specific, and think in terms of overall "look and feel" and function rather than a bucket list of "must have because it's high end" things. Remember that an "inspiration picture" is just for inspiration, not a shopping list. 1 - Decrease the size of the kitchen. Instead of a huge kitchen full of high-end cabinets to hold everything, have a smaller one with adequate prep and cooking space, enough cabinetry to store the cooking gear and spices and breakfast cereal and a moderate size refrigerator/freezer for the daily stuff like milk and eggs. Have an adjacent pantry for storage, and another refrigerator and a full-size freezer so you can stock up. But this area is not "on show", so varnished pine open shelving will do just fine at a fraction of the cost, and the appliances can be any decent brand. 2 - For appliances, think function instead of brand aura ... If you need a range with a center griddle, get the one that works the best for you, not the one in all the magazines. 3 - Go simple ... skip the ogee edges, the mocha glazing and stuff. It adds cost without adding to the usability. 4 - Check all price points for the style you want. Yes, it's true that labor will cost the same for $2/sf tile as $20/sf tile ... but as long as the lower priced tile fits the rest of your requirements and looks good, use it! 5 - Ski resorts appreciate offbeat things and imagination: Use recycled and upcycled things, like this kitchen storage wall made of various old storage units.

The nearer term is much more important than ten years out. We remodeled our last kitchen thinking we'd never move, and then two years later we stumbled across an incredible property that was just too good to pass up, so we made a contingent offer, which was accepted. We had to put our house up for sale that month. Our new kitchen helped immeasureably to earn us the quick sale we needed. It was mid-range for the neighborhood, but it was beautiful, up to date, and all the cabinets and appliances were in showroom condition. Unless you expect to move in a couple years you probably won't recoup much of the cost of your new kitchen. And, later on down the road, the reverse may actually be true. Top dollar buys you quality with lots of today's top style elements. Because of this, a ten year old top-end kitchen may actually be more datable and out of style than one that's not so top-end. A ten year old top-end kitchen may actually be a negative for someone. They may have an even more urgent "this has got to go" feeling about your beloved kitchen and mentally tack on the cost and hassle of their own top end kitchen remodel to your asking price when comparing it to other homes. If this happens, then not only wasn't the added expense recouped, but there was a hidden cost on top that you couldn't see at the time. Just go with selections that are very appropriate for homes in your price range and neighborhood, while avoiding the most expensive stylish touches, and definitely plan to spend something to update it before putting it on the market if it's been a few years...then the only risk is that you might decide not to sell it after all!

For me, appliances was the highest importance in the kitchen after layout. I wanted control and flexibility and peformance from all of my appliances. Definitely function over form. I would suggest that you look at how you plan to use the equipment and how the features can help you cook better and your family's enjoyment of food and eating more pleasurable. That being said, I also bargain hunted majorly and sometimes a good deal on ebay or something would force the choice. Yur mileage may vary. Cooktops - 36in induction. Shortlist = Miele or Gaggenau. Bought Gagg display model induction on ebay. Single gas woktop - Miele or gaggenau. Bought Gagg on closeout. Really wanted one gas burner with high BTU for wok cooking etc. Refrigerator - Wanted Dual compressor. And a lot of control on the produce bins. We eat a lot of varieties of vegetables and I wanted to be able to control the moisture levels and the temperature. Decided on 30in counterdepth all fridge by Miele. Counterdepth keeps things visible and avoid science experiments in the fridge. Also liked Liebherr and the SZ with the glass door. Separate Freezer drawer by SZ. I wanted a bit of counter next to the fridge as a landing zone and went with a freezer drawer. Microwave - Preferred a good quality separate unit on a shelf as this is the appliance that is used most and often needs replacement before others. Panasonic with invertor. Warming drawer - Preferred one with low temps for bread proofing and moisture control to keep crisp foods warm and crisp. GE profile warming drawer from CL (The manual and functions are identical to Monogram) Ovens - I am never going to cook a massive turkey. But really wanted a steam convection. Went with 24in Gagg Combi steam and 27in Gagg convection. Dishwasher - Miele La Perla on closeout. Wanted the better drying that the models that automatically open the door provide. Also a smaller single second dishwahser by Fisher Paykel. Hood - Wanted a really high CFM that is not too loud. Cook a lot of "fragrant" ethnic food and have cooks with hearing issues. Abakka roof mounted 1600 CFM blower with the quiet kit. The hood has baffles that can be popped off and tossed into the dishwasher.

But what they can do if a retailer is caught underselling is stop selling to them.... Most appliance manufactures do increase the prices once per year, beginning of the year is the choice of most. Normally the average price increase is 3%-8%. re: there are a few things that can happen when a dealer is selling under UMRP for a period of time. If the product has a volume rebate ( a kickback the dealer gets at the end of the year for being loyal to one brand ) they can with hold the rebate which costs the dealer money at the end of the year if they see occurrences of selling under UMRP. The second penalty is that some high end appliance distributors will stop selling to the dealer who continually sells under UMRP. . The third penalty is that they can declare them an unauthorized dealer and the remainder of there stock will not be covered under the manufacturers warranty when sold. Every manufacturer in the industry handles this differently and there tolerances vary. When the product has a running change ( meaning the features change without changing the model number then the dealer has a right to sell it off at a discounted price. They may or may not disclose to the customer that they are selling last years design. Some differences can be a subtle as lighting changes from halogen to LED> Typically the manufacturers impose price increases as cost of material goes up ( such as stainless steel ) and these increases are handed down usually once a year.

Looking at comps in the neighborhood is always a good idea.

5-12% of the value of the home is a good range depending on how important the kitchen is to you.

If planning to sell in the foreseeable future I would spend somewhere in the middle of that. Maybe 8% or so.

For reference

the average kitchen remodel in the USA is $56k

the average "high end" kitchen remodel is $112k

According to the NKBA, it is the professional designers guild.

Thanks. All good suggestions. Yes, we are planning this as our retirement home of which we will live in at least half the year and we want to be able to sell it down the road. I think I was getting a little cold feet as I was adding up all the great appliances I wanted :) Like most people, I'm hoping to have a champagne house on a beer budget and yes I realize that this is probably wishful thinking. Nice to see some percentages. Good food for thought

Feel good with the thought that if you were upgrading a medium grade kitchen in an existing house to a high-end kitchen, the cost would be even higher due to having to rip stuff out, run new power cables where it is hard to get to them, replumb where it is now awkward to reach, floor joists may have to be strengthened depending on changes in supported weight, and/or required stiffness (for certain stone flooring), ceiling may be raised, new hood ducting run, an MUA system would have to be added without an aesthetic disaster, ...

Which resort ? That can make a huge diff. too

$1.5m at Keystone or Big Sky is high cotton.

1.5m in Deer Valley or Aspen is low rent / slummin it, so that detail matters, and influences what "other people" might at purchase time.

If you are living there a significant portion of the year - get what you want and are comfortable spending on.

You'll drive yourself crazy trying to game the market for resale. Even the professionals can't and won't give you a pat answer on what to put in there for that. Besides, it's almost a certainty that you will not recoup the xtra spend on luxury appliances / finishes now when you go to sell in 3,5, 10 years. They may make it easier for you to sell faster though.

The main draw is that you stack the odds in your favor to not have to replace stuff during ownership AND you'll get greater satisfaction of use and ownership now. As a sheer financial play, it makes little sense.

Do it for yourself and spend what you need/can to get what you want. Our kitchen remodel was over 10% of the "value" of the home at the time and worth every penny because I use it and enjoy it...it's not for looks, but our personal use. Since you are using it for retirement, I suppose immediatae resale is not your primary concern. Yes, I have put more into kitchens in two of our previous homes than the actual construction warranted, and did not recoup the actual cost, but I do think they may have helped sell the home quicker vs. a builder's quality kitchen.
