We are concidering either buying or leasing a space in mid to the lower parts of Florida . We heard that somewhere around Tallehassee ( excuse the spelling ) there is a good area which is reasonable .

Anyone have any experiences ????

I know nothing about campsite leases, but I am a FL native, so I have a couple of comments. First, Tallahassee is northwest Florida, in what we call the panhandle. It is a beautiful area, in my opinion, but definitely not middle or southern. And not the typical "palm-tree and beaches" Florida, either. Somewhat hilly, lots of pine woods. Probably an hour from the beaches, though.

Middle Florida is usually somewhere around Orlando or Ocala. I despise the Orlando area, but the Ocala area is outstanding, in my opinion. Lots of lakes, heavily forested, fresh-water springs, wildlife. What I call the "real Florida".

Southern is West Palm Beach, Miami, Naples or Ft. Myers, depending on if you're on the Atlantic or Gulf Coast. Mostly retirees or high rollers here. Great weather, IF you're on the coast. Otherwise it's stifling.

This doesn't really answer your question, but perhaps it helps.

I'm a Florida native too. Still living here, even after being hit by 3 storms last year. Anyway, please think about something for a minute. Like bettinahildegard said above me there are so many different places to check out in Florida I don't know why anyone would lock themselves into staying at the same place everytime you go camping. Sounds boring. There are beautiful pine forests, awesome hammocks, and winding rivers. I don't know of any camps for sale or lease, but before you make a permanent decision you need to check out the different areas of Florida. Ginny Springs is near Gainsville (North Fla) and is beautiful. 7 springs to swim in and lots of woods to explore. They even have people cave diving there. In Sabastian (Central - East Coast) there is a campground called Long Point. It's on the intercoastal river and close to the beach. Very little shade so it's hot in the summertime. Lots of sunshine if that's what you're looking for. You have to decide when you will be doing your camping. North Florida is really cold camping in the winter time. We tent camp and we love it but it does go below freezing there in the winter. South Florida is much warmer in the winter (and summer too!) And if you're a Disney fan and like the idea of pretend camping (Strange lack of wildlife as wooded as it is. Almost spooky.) you can camp at Disney World (Central Fla). Buses take you everywhere and they have activities for the kiddies. If you're a tent camper you can canoe down the Wekiva River (Central Fla) and pitch tent on the side of the river with almost no one else around. BEAUTIFUL! So there are lots of options depending on what you like to do when you're camping. And lets not forget the Everglades (South Fla) So please check out all the different kinds of Florida. I'm sure there are some places here that you'll love. Happy camping!

Need advice: How to Remove Boat Violating Land Lease

Unfortunately, we're already thinking along some of these lines. Towing and/or sinking his boat and then buying him a new (unapproved) boat would cost us less than years of legal wrangling and loss of property value. We have no idea what his thinking is...he had told some folks he was going to sell, but obviously that isn't going to happen. His mental state is definitely in question because of things he's told people. (Asked me to keep it a secret that he was going to law school, which it turns out, he isn't.) Also, FYI, THERAPY dogs have no "rights". These are the dogs that go into hospitals (etc) to soothe groups of patients. Each state has different training and certification requirements, but are generally considered "pets". SERVICE animals are trained and certified, are for a specific person's disability, and have all rights, including no housing restrictions (ADA). These are seeing-eye dogs, service dogs, etc. COMPANION animals are specific to elderly persons in public housing situations (HUD). An EMOTIONAL SUPPORT animal doesn't need training or certification, but is for a specific person's disability, and has housing rights (FHA). ESA's do not have general ADA rights, such as public access, transportation, etc. For example, an ESA might detect an imminent seizure or help someone with a mental disability. Many, many people take advantage of the fact that most don't know the difference between these categories. Anybody can buy a doggie vest or patch online that says their pet is designated as one of the above, and most everyone will allow them to go wherever they want because they see a dog with a vest on and think it's what we think of as a service animal. I believe a previous board allowed the therapy dog because they didn't know the difference between a therapy dog and a service animal.

A closing date can be ten months away, but I don't think the earnest money could be released before then, so the sellers will not get the money needed. In my experience esoteric deals end up costing significantly more money. There are very few ways, other than straight up buying a house, to keep the deal reasonable for both parties. A lease to buy, a land contract, and a delayed closing are going to seriously affect the seller's ability to finance alternate housing. Unless you are paying a serious premium for that the buyers will be foolish to do it and an attorney would be foolish not to advise them against it. If you really want this deal you and the buyer should meet with an attorney and see if you can hash out a deal that will work for both parties. However, I will say that I have never ended up regretting passing up a deal, no matter how badly I wanted it at the time. I honestly believe the best thing that you can do is pass up this deal.

That “free” propane tank is about as free as a “free” Puppy. Its not. Do some due diligence and make sure you understand what your fees and costs will be for re-fills. Do they charge you a monthly leasing fee? They own the tank hence they have to fill it and they dictate the price. They will also charge you if you decide to have them take it out. We own our tank and can shop around for re-fills. I have paid $3-$5 less a gallon for refills than folks I know that lease their tank from a supplier. I suggest calling around and asking about refill prices for owned (on demand refills) versus leased refills. Over the last 50 months our propane costs for hot water/fireplace/side burners (I have induction for my cooktop and an electric dryer) has run less than $20 a month. Far less than the minimal $35 a month I paid to a natural gas company when we lived in the Orlando area (that was my bill when we were not home and only keeping a hot water heater minimally warm). Our 250 gallon propane tank was paid for in 3 refills. Natural gas was not available and the gas company wanted $35K to run a line 13 houses down the street if we wanted to hook up, We also have solar and one battery backup. It will take us about 6 years to recoup our solar investment less tax credits. We felt it was worth the investment. Our costs should be net zero for electricity and will get a check when the electric company “trues” up after our first year. Tax credits start phasing out after the end of this year unless something has changed. The battery back up was a splurge - they are still fairly expensive. We now travel extensively and are often gone during the peak of hurricane season - we enjoy being able to leave the house with some peace of mind that we will not be coming home to a mess in our fridge and freezer. If we are home without power - we have our fridge/freezer/hot water/garage door openers and lights/outlets/fans in part of the house. We can cook with an induction portable unit and toaster oven if we dont want to use the grill/side burners outside. We can charge our phones and use them to hot spot to stream tv and access the internet from our other devices if we choose - so we can live fairly well - just will not have AC. Good Luck!

Wow! Thanks for all the good information on Florida. We were planning a trip week before last, but decided to go to the Ozarks instead. (A storm was brewing in our path).

We decided to go to Florida in September.
