florida campsite leases

We are concidering either buying or leasing a space in mid to the lower parts of Florida . We heard that somewhere around Tallehassee ( excuse the spelling ) there is a good area which is reasonable .

Anyone have any experiences ????

I know nothing about campsite leases, but I am a FL native, so I have a couple of comments. First, Tallahassee is northwest Florida, in what we call the panhandle. It is a beautiful area, in my opinion, but definitely not middle or southern. And not the typical "palm-tree and beaches" Florida, either. Somewhat hilly, lots of pine woods. Probably an hour from the beaches, though.

Middle Florida is usually somewhere around Orlando or Ocala. I despise the Orlando area, but the Ocala area is outstanding, in my opinion. Lots of lakes, heavily forested, fresh-water springs, wildlife. What I call the "real Florida".

Southern is West Palm Beach, Miami, Naples or Ft. Myers, depending on if you're on the Atlantic or Gulf Coast. Mostly retirees or high rollers here. Great weather, IF you're on the coast. Otherwise it's stifling.

This doesn't really answer your question, but perhaps it helps.

I'm a Florida native too. Still living here, even after being hit by 3 storms last year. Anyway, please think about something for a minute. Like bettinahildegard said above me there are so many different places to check out in Florida I don't know why anyone would lock themselves into staying at the same place everytime you go camping. Sounds boring. There are beautiful pine forests, awesome hammocks, and winding rivers. I don't know of any camps for sale or lease, but before you make a permanent decision you need to check out the different areas of Florida. Ginny Springs is near Gainsville (North Fla) and is beautiful. 7 springs to swim in and lots of woods to explore. They even have people cave diving there. In Sabastian (Central - East Coast) there is a campground called Long Point. It's on the intercoastal river and close to the beach. Very little shade so it's hot in the summertime. Lots of sunshine if that's what you're looking for. You have to decide when you will be doing your camping. North Florida is really cold camping in the winter time. We tent camp and we love it but it does go below freezing there in the winter. South Florida is much warmer in the winter (and summer too!) And if you're a Disney fan and like the idea of pretend camping (Strange lack of wildlife as wooded as it is. Almost spooky.) you can camp at Disney World (Central Fla). Buses take you everywhere and they have activities for the kiddies. If you're a tent camper you can canoe down the Wekiva River (Central Fla) and pitch tent on the side of the river with almost no one else around. BEAUTIFUL! So there are lots of options depending on what you like to do when you're camping. And lets not forget the Everglades (South Fla) So please check out all the different kinds of Florida. I'm sure there are some places here that you'll love. Happy camping!

Many years ago we had a plot of ground that belonged to the railroad. Frankly, I'm not sure how we got it it's use (Dad may have secured it before I was around). It was where we always planted our popcorn (we ate a lot of popcorn). It was off a seldom used spur that serviced a couple of country elevators and an FS plant. It was really old trackage - the railroad (N&W) had a 5mph speedlimit on it and always ran a speeder out front to make sure the rails were still aligned. If we were working the patch and a train came by they always stopped and I would get to ride in the locomotive for a mile or two (imagine that happening today). I spent a lot of summer days tramping up and down that railroad doing goodness knows what. Eventually, the line was abandoned and pulled out. The land went to the elevator and we quit farming it. I know that there are still some properties that the railroad owns and leases out - there is a casket warehouse in one of the towns around here that is on RR ground - so it's possible. Probably would be more trouble that it's worth unless you know someone. Tom

Basically, it sounds like you chose the cheapest apartment possible. Surprise surprise, it is not the Taj Mahal. Instead of getting evicted and thus destroying your credit rating (making it unlikely you'll ever get a decent apartment, or borrow money for a car or house), take the initiative and try the following: 1) "The LL fails to repair the sink (inadaquate and insufficient presser of hot water)" Some areas just have low water pressure, there is not much the landlord can do about it. If water pressure is fine other places in your apartment (like the bathtub or kitchen sink), you might have a corroded faucet. Call a handyman and change the faucet. Use some of that money you're saving on rent. 2) "He also fails to replace the window screens that he promised to do so from the last september." It is winter, you don't need window screens. In the summer, for about $5 you can get the materials you need to fix them yourself (basically, nylon window mesh at home depot). 2) "There are rats running around on the ceiling and I can hear them biting something every other times when i try to go to bed." Call an exterminator. 3) "The bigger part of it is that my neighbor in the next building play their music loud" and "The neighbors are play music or watching TV loud in the afternoon. I know it is afternoon, but every person has diffrent shifts and jobs." A tenant in a different building is bothering you? How is this your landlord's problem? Call the cops. 4) "Hot water in the bathroom only last at most 15min." Again, you aren't in the Taj Mahal, but perhaps try to keep your showers under 15 minutes (which is a long, long, long time to be taking a shower, by the way). 5) "Whnever i try to contact with him, he hardly picks up the phone and never call me back. I sent a letter about it, but he called it "a stupid letter" and ignored it." You're being a pain, so he is ignoring you. That's not surprising. 6) "I don't think I can handle with it in this place anymore, otherwise i will lose my life." Don't be so melodramatic. Living in a cheap apartment will not kill you. Should you have to do this things yourself? No, and in a better building you would not, but in a better building the rent would be much higher. If in the end you decide you want more luxurious surroundings, and are willing to pay for them, the put ads on craigslist.org and find a subtenant. I'm sure the landlord will be happy to get rid of you.

A closing date can be ten months away, but I don't think the earnest money could be released before then, so the sellers will not get the money needed. In my experience esoteric deals end up costing significantly more money. There are very few ways, other than straight up buying a house, to keep the deal reasonable for both parties. A lease to buy, a land contract, and a delayed closing are going to seriously affect the seller's ability to finance alternate housing. Unless you are paying a serious premium for that the buyers will be foolish to do it and an attorney would be foolish not to advise them against it. If you really want this deal you and the buyer should meet with an attorney and see if you can hash out a deal that will work for both parties. However, I will say that I have never ended up regretting passing up a deal, no matter how badly I wanted it at the time. I honestly believe the best thing that you can do is pass up this deal.

Wow! Thanks for all the good information on Florida. We were planning a trip week before last, but decided to go to the Ozarks instead. (A storm was brewing in our path).

We decided to go to Florida in September.
