Hi all,

We haven't been on the forums for the past month, but we've continued to photograph our birds everyday. Here are some new shots to share since last time.

The poses you've caught these birds in seems to give them personality. The Robin looks to be dressed up in his formal attire and posing proudly. These are great!

Compostable brown grocery bag full of: rotten apple lots of banana peels cauliflower leaves and stems leek tops tangerine peels grody potatoes garlic shoot roots butternut squash peel Tomorrow one bin will get some pee-soaked shredded junk mail and another topping of rotting leaves. They all settle down so fast it's amazing. Also picked up two bags of other people's leaves today but I'm out of room in the bins so they're going in the leaf-mold pile by the brush pile where the sprinklers get them nice and damp and melt down. They will go on top of a pile of herbaceous plant cuttings from the front yard. Yay compost!

I received my box from Faye today and wow! what a large box she sent stuffed full of goodies! I love everything she sent which included a beautiful tin "welcome" sign with flowers and a dragonfly, a darling patriotic cottage style windchime, a large pack of seed bags,plant ties,post it notes, sharpie markers, glitter glue, garden gloves, hand lotion, an "Outdoor Favorites Recipe Book" which my husband confiscated already, a great variety of wonderful candy and bouncing balls for the grandkids (they're gonna love them), and a bunch of different garden seeds which I can't wait to plant. And last but not least, the cutest card with an adorable puppy and kitty on the front with a surprise amazon MP3 gift card inside so I can purchase download my own favorite music! Perfect! I adore everything, but my favorite is the patriotic cottage style windchime! It matches my house style just right and how cute! You sent too much Faye. Everything is greatly appreciated. I would have chosen the same things if I were buying it for myself! You are such a great gardening friend! So thoughtful! Thank you, thank you, thank you! Sue N.

How about a third choice?... a Lease Purchase? A LP forces the renters to have some skin in the game. A Lease Option only gives them the first right of refusal if they do decide to buy. A LP is nothing more than a signed RE contract that has a delayed closing, usually 12 months. Both parties sign a rental contract and the RE contract. If they close on the agreed upon date, then the deposit is credited towards the down payment and / or closing costs. If they do not close, they lose the deposit to you. A sales price is negotiated up front, an inspection is done up front, just like a normal sale. One possible glitch is that the home does not appraise to the agreed upon sales price after the rental term. Both parties need to agree that if this is the case, then both parties agree on the lender's appraised price. The rental term should be for market rate with nothing going towards the buyers down payment. Banks do not allow sellers to put anything towards a buyer's DP. The initial deposit should be in line with what the lender will charge them in 12 months... FHA is currently 3.5%. Make sure to hold this in an attorney's escrow account!!! That way both parties are made sure that it will be around when it comes time to either using it towards the DP, or to pocket it for the buyers not going to close. The BEST part of this scenario is that once explained to the potential buyers, you will know right away how serious they are towards cleaning up thier credit, and purchasing the home. Good luck.

Len and Jack - Thanks for the tips. Maybe I won't give up on starting some after all. Trip is now 3 weeks away. Jack - Hmmm...I'm pretty sure my hubby would disown me is I attempted to take seedlings on a plane and then on a cruise. Tomorrow is March 1st, which is my target day to put pea seeds in the ground. This weeks weather is looking wonderful, albeit dry. I think I'll get them planted by the end of the week. Tomorrow will be a super busy day at work and Wednesday I won't have time either, so maybe Thursday. Fingers crossed. We're still enjoying garden peas from the garden out of the freezer. There's nothing like them.

Spectacular photos!! I love the shots of the Bluebirds so much. They are my favorite bird of all. I have a good camera on order that I will have soon. I hope to get some real good pictures of my martins this year and the Bluebirds also. Very good once again and it looks as if you have a native bird paradise at your place. That is the only way and from your great pictures I can see how much you love our treasured American songbirds....Mike
