lowest leaves yellowing and falling prematurely

Hi
I recently brought the common white plumeria, about 2 months ago (spring time here)its mid summer now. The plant came in a pot, no leaves, Y shape stem. Its in a large polycarbonate conservatory, lots of light, heat and humidity(I have banana palms doing really well in there). The plumeria leafed up really fast, but each stem has 3-4 healthy green leaves on it, the lowest ones turn yellow at about 3 weeks of age and fall off. I'm sure its not rust, and I can't see any insects, mites etc on them, occasional white fly (rare).I enlarged the pot with a good gritty/sandy and rich soil mix.I use to water it well, but now I've tried keeping it on the dry side (last 2 weeks). Still yellowing. Any ideas?
