Finish planting my seedlings (still have about 50 more to plant),divide daylilies (this may wait till spring), picking,drying and labeling seed pods, finish the fences, break ground for the new patio in the rear, establish the remaining flower beds that will go with the new patio, rototill the new veggie garden so it will be ready for planting next year and finally weed out all those pics I took and couldn't bring myself to delete,delete, delete.Oh yes, I still have 1 more order coming in early September so that needs to get put in. Maybe I should tell how this little area came to be. But first a few comments. There are no maples in this picture. The tree right behind the wall is a big, beautiful oak. There is a bush and tall spruce to the left. For some reason the colors in the brickwork show more contrast in the photo than in real life. If you are actually looking at it, you barely notice there are two colors of bricks. They seem to blend together. The blacktop looks so black because it is brand new. It will lighten to the street color in time. Now for the history. It is illegal to park a car on the street overnight in our city. This family has an excess of cars that they used to park in the cul de sac. Three cars per night at a $60 ticket each. That was $180 in fines every night. It was expensive and made the cul de sac look like a parking lot. There was no really good answer because they live on a very steep site. They found the least steep area and carved out this parking spot. That spot goes to the edge of their neighbor's yard, and it is their neighbor's yard and oak tree you can see in the picture. And their neighbor's neighbor's house you see, which is on another street. It's a two-story house. Personally, I liked it better as all grass on a slope. When I saw she was planting all these hostas on the wall, I was curious what they were. And astounded they all Liberty. Actually there are four Patriots.

Hi Jacko, Sounds like you have your work cut out for you. To help you out on your questions: 1) Having your cold air supply vents by the windows will help and it is recommended, but vents can be put in other locations. However you have 10' ceilings so I would recommend vents by the windows . It is an old house, and you may have historic rules on modifying the looks of your home, so will you be allowed to fur your ceiling down a liitle which could help for new ducts, electrical, cable, and comunication wiring.( if you have to have it. 2)Centered based vents need to have a register that is designed for that special throw of air. 3) Your basement will need return and supply air in it. As far as how many, you will need a load calc done to tell that, it will tell what each room wil need for your new ac system.I have attached a link for you to look at below. 4) Whole house fans are logical for air circulation during mild temperature days. But I don't recommend them for indoor air quality. The attic fan can help remove heat from your attic, but it can shorten the life of yor roof shingles. 5) Values of homes are different due to the area you live in. DC is high, so talk with your realtors around that area.
