Italian cypress trees browning bottom up.

I know there have been some other questions about browning of Italian cypress trees but not of late. I am hoping I can get some specific ideas from the people on the forum.

3 Years ago I planted 5 beautiful Italian cypress trees. 4 of them did well but one of them died almost a year later. I went ahead and replaced it with a new one. The new one seemed to be doing ok at the start but started dying about 4 months ago. ( It has been in its spot for more than a year now). The leaves have started browning from bottom to top. I read on some forums that mildew might be a problem so I went ahead adn put some fungicide last week. I am hoping someone might be able to make me understand why the others are fine but just this one keeps dying. I am hoping to save this one.
