Carolina Poplar Tree dying

I was hoping to get some feedback regarding a Carolina Poplar tree that we need to have cut down. It definitely has Bores and is diseased beyond help. For the past seven to eight years, it has been releasing its leaves right after it buds-out in early Spring. It has gotten progressly worse, shedding spotted leaves all season long. We plan to have it cut down, but not removed completely. We would like to leave approximately six feet of the three large branches that forks off the three foot wide trunk; we'd like to construct a small tree house/platform for our grandchildren. We realize this particular Poplar has a shallow root system and are fearful the tree's root system may deteriorate over time; although, some have said it may have a deep 'tap' root that may anchor it. Will it support a small structure or will the roots rot and weaken, possibly causing it to fall in heavy winds?
