mango tree disease in mexico

I have a mango tree I inherited when I bought my house. Aprox 20 ft. tall, I have no idea what kind of Mango. It is inside a compound but gets lots of light and air circulation. It's leaves turn yellow and brown then fall off and have black spots. the bark also seems to be splitting but not falling off or black. The previous owner said it has been like this for 4 years he has been spraying it, under someones advice, occasionally with dish soap diluted in water and says it gets better and then gets worse. He says it has never had fruit, but is in much better shape than it was 4 years ago. I also found that when I watered it it seemed to drip sap, the more I watered it the more sap. I assume it is some sort of black mould/ fungus disease and would like some help. I do have pictures of the tree and the leaves that have fallen off.
