I just love this forum. I spend most of my time lurking and soaking up all of the wonderful information that is shared by all of you.

Because of you, my (poor overworked) husband and I are always making improvements to our "in progress" pond. You are always giving me new ideas.

I have not posted much, but I can not resist posting this. Please forgive me if my pride is showing through, but...

My daughter was married last night, and my new son-in-law spent the last month redoing the landscaping in their back yard to get ready for the wedding. He did all of the work on his own, and he wouldn't even let my daughter help.

I just wanted to show you his pond. I think that he did a wonderful job. What do you think?

The problem I see is that downlighting, as the only source of artificial light, is usually considered a poor choice in a bathroom. Over the vanity downlighting is a particularly poor choice. It won't evenly illuminate a person's face at the mirror and creates shadows, making it difficult to apply make-up or to clearly see one's reflection. A much better choice would be two wall mounted sconces, one on either side of the mirror, or if two fixtures aren't possible, then a single light fixture above the mirror. You want general ambient light at a vanity, providing illumination in all directions, not just light shining down in a single direction, as you'll get with can fixtures. Recessed cans are fine in others areas of the bathroom, but are not a good choice at the vanity.

It sounds to me like the main problem is the easement. I once made a mistake on a pool renovation where I poured some decking inside the easement and was stopped by the building inspector. The homeowner wanted to leave the deck the way that we had designed and poured it, so off to the city I went. To make a long story short 9 months and about 1500.00 later I got a variance and was allowed to leave the deck where it was. The gas company may not have the line in the easement, which could also be the case. In my experence it was still the responsibilty of the homeowner to pay for the re-route. Good luck trying to get a utility company to admit fault. As far as the cost of the re-route that would be at the expense of the homeowner. Moving the spa to the deep end should not compromise the pool or spa if the PB has experence in this type of renovation. As for the gas line inside the spa I have in the past left a utility line hooked up untill after steel and some times after gunite. The reason for leaving the line is not to disrupt service until you absolutly necessary. After the line is re-routed the line can then be cut and removed. If permits were grated by the city then many time they would have caught where the easements were. I do not know if your PB got permits or not but if he did not, I can not say it enough if the PB does not care enough to do it right by getting the approiate permits then why do you think he would care enough to do the job right. Congratulations to the young couple and YES what a fine job he did on their Pond. Y'all have every right to be proud. I've never seen a fountain like that. Wonderful!

He's a keeper. I wish I could get my husband to even pull a weed nevermind dig me up a pond. That is true love.

BEAUTIFUL!! ( and the pond is great too.)

FYI though; Libelia and koi are a bad mix.
it is toxic for the little guys, so if you decide to
add fish..yank it out of there!!
