Dwarf D'Anjou Question

Greetings,

Earlier in the spring we were eying a couple of dwarf pear varieties (D'Anjou and Seckel) for our very small yard and now we found some on sale. I have a question about the D'Anjou in particular. All of the other pear trees (including Bartlett and Asian) are full of fruit and the D'Anjou trees have no fruit on them. One tree had one fruit on it while the other varieties have dozens of visible fruit on them. The trees are several feet high - at least 5'- and seem mature enough to bear fruit. Should we be wary of buying one? Why wouldn't it have fruit on it when all of the other varieties have many? Do they perform well in zone 7, specifically the Piedmont of NC?
