Need ideas for shady Wisconsin backyard

We have a Madison,Wisconsin rental house that we're going to put on the market soon and in addition to fixing up the inside I need some ideas for what to do to make the backyard look better.

It's all shaded, mostly by a very large oak tree which is close to the house. All neighbors have put up fencing. There is a small area with a clothesline behind the garage that I'd like to keep. We've had the property for about 5 years and the previous owners had put in all kinds of shade native plantings, but the white snakeroot quickly took over - last summer I yanked it all out by the roots so hopefully not too much went to seed.

What I'm thinking of doing is just putting down some mulch (over old carpet or something) in the form of a path, and under the clothesline. And add in a bench or two and a sitting area.

Please...any ideas for making it look better? Our budget is limited. Thanks!
