Comments (17)$30k is an insane cost for a bathroom so small. Even paying a contractor to do the work with modest finishes, but good quality, will run between $8k and $12k. Especially if the fixtures stay in the same location and only get exchanged for new. An architect is always a good investment. An architect will help you with design ideas, can curate material, fixture and finish choices based on your tastes and can oversee the work being done by the contractor to ensure that everything is done properly, up to code, and according to design. The average homeowner is not equipped to adequately oversee a contractor's work. I've had so many clients come to me after a botched renovation because they didn't understand the contractor was taking short cuts and it cost them thousands more to fix. Comments (5)There is a lot I can't see from your photos. What is behind the left side of the shower tub? A closet or a room? I agree that the bathing space is awkward, but perhaps there was an important reason for it being designed this way. Taking measurements and drawing an accurate floor plan can help you see if there is room for expansion. You called this the master bath so why aren't you using it? Is it the step? The step is not a safe idea; it's something to slip/trip on. I can understand hesitating to start such a remodel, but you need to decide whether it's worth doing for your quality of life. Talk to a tile professional about what removing the step would do to the rest of the tile work. Even if you don't want to tackle redoing the shower tub, there are other, small upgrades you could do. The vanity Drawers are not properly supported anymore. This might be a handyman fix, or you could replace the existing vanity with a new one. The linen closet has no knobs on the sliding doors. Doesn't that make them difficult to open? There is no reason you can't add knobs. You could also get new standard doors for this cabinet that match your vanity door styling. As to the window into your office. Buy some decorative window film to stick to this window. You should be able to find the basic FROSTED kind at home stores, as well as some department and specialty stores. Comments (23)Hi, First thing to change is the paint colour. The inset sink looks pretty but the placement of the faucet makes me think it is intended for a vessel sink that sits proud of the vanity top, like this one: Vessel sink. You can get a piece of stone cut to fit over the vanity top and it will cover the previous sink opening, then the new vessel can sit on top. Change out the mirror and the light fixtures. The floor, well you can look into having your tiles stained/painted. I know it can be done but I'm not familiar with the process or the results and how well they stand up. If that isn't a viable option, a nice large size bathmat type rug would work well. Something with a rubber backing so it is non slip and that you can easily wash. I think those changes will bring you to a blank slate and you can use your imagination on a new paint colour and new towels and accessories to make it feel more like your own. I'm a fan of this style of mirror tilting mirror, and Moen has accompanying accessory pieces such as shelves, towel bars and toilet roll holders that match. Lighting, quite frankly, anything at all would be an improvement. Have a look at Pottery Barn for bathroom sconces PB Bathroom sconces, they have many that are lovely and would work well in your space. I quite like any from the Sussex line or Pearson. I think you can choose a daring paint colour for your powder room but you may want it to tie together with other colours in your home. Comments (16)Remove it. Once you have the flooring in, if you still want a divider, that can be accomplished with a piece of furniture. You'll have more layout flexibility that way. A sofa table with 2 lamps (or a long, low bookcase) would make a much nicer divider than that wall. Get floor plugs installed before the flooring. I do that with my living room/dining room. During most of the year the DR is rarely used, so the sofa table and couch slide back for a bigger LR (and the DR still looks normal). When it comes time for enlarging the DR table for holidays, we just slide the couch and sofa table forward a couple of feet. Presto!...See Moreboundsgreener
