advice on buying land

Hi, I write from Scotland UK, I am a scottish man and my son is considering to study with an american university. We are very close and I want to be able to support him while he is studying and getting on. I am looking for advice on buying land that I can build and live on, I would not need more than 1 acre, maybe less? My background is science and engineering and very able technically. Can anyone help with general advice on buying land for living on ? such things as is it worth buying land from county lien sales?, It look reasonably straight forward compared to UK but what are the major pitfalls? I would hope to be as self sufficient as one man and his son can be. He is happy to study in any state so we are flexible.

Looks can be deceiving.... Every state, and sometimes every county within a state, will have a different set of rules/requirements.

Being from Scotland and all, you might want to keep in mind that climates within the individual US states can vary immensely, depending on where you are. And, you need to be aware of just how brutal a summer can be in many parts of the US, even parts of the country outside of here in the South, and how brutal a winter can be in many parts of the US that you might never imagine such could be so can indeed be too.

My advice is to have your son choose what school would best suit his needs and plans, and then start y'alls quest.

You need to do that first as you will soon discover that zoning and codes and restrictions and this and that and some of the other too can vary from incredibly restrictive to practically non-existent by simply crossing a county line. And it's somewhat the same with land prices too.

Oh yeah.... Your son will do just fine here. Seems as if I remember that if a guy from anywhere in the British Isles walked into anywhere and spoke, he instantly became the most desirable male around. Sort of like how popular a guy from way down south walking into a bar in New York or Minnesota or Wisconsin and saying "Hey, how y'all doin" suddenly becomes. With the ladies anyway...

The most popular states for homesteading to me are in the southeast and Texas. The midwest also isn't too bad though there is more winter involved and a lower growing season, though you can often get winter crops.

I would look into zone 7-8 as you can grow peaches, blueberries, cherries, apples etc. Around Nashville TN is a nice area, Columbia south carolina have a wide growing season "and your only 2 hours from the beaches and mountains".

Texas might be good with your engineering background, but Texas colleges tend to be more expensive. Cali is often too expensive to homestead. NC might be a very good state as well, it would allow for easy travel, is very temperate, and you can grow a lot of stuff there.

Thanks so much for both of your replies, I really do appreciate you taking the time! Lilydude, I absolutely love the tall pine trees and would never consider hacking them all down. The tall pines are all over the property fairly consistently. They were one of the big selling points of the property for me since I specifically asked for an acre in the forest. That was before the gardening bug hit. Plus, I have a lot of rare woodpeckers and other types of birds which I feed from several birdfeeders, and those trees are their homes. I do believe in Karma. I know that if I cut down one of their high pines, I'll get another one landing on my roof in no time :) There are also many many smaller, shorter trees on the property with no wildlfe in them which are growing under and between the pines that have larger, bushier leaves on long branches which I've begun thinning using a pruning shear, that seems to be opening up some little spots of sun on the garden which I think might work out a little better. The idea of a hoop house is a good one, I am definitely planning to construct one and try growing some cool-weather crops. Egganddart49, I will look into the plants that require the least number of hours of sunlight. That's a great idea. That might be a more practical option too. We do have a small deck which is on the western side of the house, so it only gets around 4-5 hours of sun, but I might go ahead and put some containers there and maybe try a reflector for the sun. I never even thought of the rooftop, but that would be perfect for a small container with the right mounting set-up.

You don't have enough bamboo to supply a furniture or industrial fiber factory (i.e. thousands and thousands of acres), and like me you have too much to consider it a garden feature. I only have about 2 acres of bamboo-which is plenty as far as I'm concerned. It can be a labor intensive plant. I can say, however, that it saves me from purchasing mulch. Thinning and grooming the grove produces a huge amount cane that I chip using a garden-variety chipper. When I get into the swing of things I can produce a 30-40 pound bag of mulch in about 7 minutes. It ends up saving about $700 a year (the cost of about two truckloads of garden mulch). It isn't as pretty as cedar, but it's free...and I get the exercise. I've found I never stop grinding out mulch just because I've run out of bamboo culls, but simply because I can't spend my life grinding up bamboo.

Not sure if it's practical for this property but you might be able to size and situate the wells, electric, and septics to handle the small cabin now and then be used for the main house later. Would still have to deal with the sulfer in two locations but might save a considerable amount of money. May not be doable depending on your plans. Until the well is drilled, you may not know what you're getting in to. As an example, our well is spring water with a very low flow (5 gallons per minute) but on the adjoining properties (2 wells), they get over 30 GPM but the water is very hard and full of sulfer so had to be treated. We also had to drill much deeper. I didn't see where you are located but the cabin pricing sounds high- here in West Virginia it was closer to $80-100 but you might be able to take on some work yourselves in a small place like that and save money. Having a hard time figuring out how a 500 sq. ft. cabin on a concrete block foundation as an example could end up costing $150 per sq. ft. Buying an existing property will most likely be cheaper but if this property is the one you want, that has to be a consideration. We paid a premium for being where we wanted to be and for being able to make our own build decisions. BTW, is the creek a year round creek? We have some really nice flowing water for a few months of the year but it is seasonal. With only a foot or two of water in the rainy season, the creeks may be very small in the middle of the summer, just a caution. May not be an issue but if you're buying the lot partly for the water, you'll want to make sure it's there all the time. I think it would be worthwhile to get some additional estimates in the area you're considering related to the well/water treatment costs and building a small house. Have you talked with the potential neighbors about the water and their wells? Like others have said, only you can decide but it's worth the effort to spend the time up front on research especially if you are looking at only 2-4 years to get everything fully developed.

The best budget advice is to plan to spend 2x what you think it will cost. And, go shopping for existing homes first. It'll be MUCH cheaper and less frustrating for your family.
