Help me squeeze in a small office area, pretty please
Comments (13)The space between the foyer and the kitchen, is that a dining room? An armoire or cabinetry can be fitted to provide space for files/binders, stationery supplies, etc. For a typing surface, it could have a flip-down table, or a rolling table that fits underneath when not in use. Doors can hide it all when company comes, or you could use the surface for serving and the rolling table as a tea cart. Side benefit, the dining room table is there for "spreading out" materials when you need to. And, you are near the action, but also a bit "away". For non-built-in refrigerators, the refrigerator doors (and handles) must extend out past all adjacent items to be able to open fully without having to pull the refrigerator out -- walls, counters, cabinets, etc. How much space/filler? It depends on the how deep the the deepest adjacent item is. Needed filler can range from 4" to 12". In your case, I think you will need 8 or 9 inches. Usually, a tall pullout cabinet is put b/w the wall and refrigerator in these cases. Sometimes, a base cabinet + upper cabinet are used, but only if the space is at least 18" wide. The narrower tall cabinet can be used as a utility cabinet for broom, etc. This type of utility cabinet usually doesn't need to be any wider (interior) than 4 or 5 inches....See MoreHELP! I would paint all rooms white. Any walls that are already white touch up any scratches from wear & tear. If the walls have too much wear & tear a fresh paint job suggested. There's a reason new builds usually use white paint, because it appeals to the masses. Usually when a renter moves, the property management will do a fresh paint job to attract new tenants fast. The goal is to get the condo to look as new as possible. The usual protocol before listing a home for sale good clean bright lighting A fresh paint of white where needed. During the 1st open house, get feedback from all visitors what they like or don't. Fix fast anything that several people noted. If you had a lot of foot traffic it's priced right. If hardly no one came, it's usually priced too high. You may get an offer right after the open house. That's quite normal in this current market. Be ready to fix some things relevant on a home inspection sheet. Reasonably compromise to find a win/win between the seller & buyer. A good bit was really looking hard at what I really used in there. Half the books, a bookcase, half the fabric and the completely unnecessary office supply organizers went as well. Now the desk drawers have room to stash current work, pens and small essentials live in another and the closet will be able to hold sewing projects in progress soon as well. Suspect taking all but the essentials out and reevaluating how to keep things on the shelves will do the trick. I used to have the usual paper office organizing in my spare room office and finally figured out I so rarely needed printing paper and envelopes that they were just fine in a box. Goodbye to the organizer. Perhaps a monitor stand for the printer so you can use space under it would help. If it has a drawer then the small things usually corralled in those desk top organizers could live in there instead.. Perhaps a rolling drawer unit under the desk top would corral some things as well. Not sure what is going on under the corner area but finding a couple good sized baskets that cannot be seen through would look less cluttery. When is the last time you went through paper? Perhaps there are things filed you no longer need. And you know what to do with those magazines!...See MoreJAN MOYER
