“Closed-off” and “uninviting” is hardly how you’d want to describe a space in which you wish to gather as a family to prepare meals together and talk about your day. But that’s what this Arizona family faced.
Kitchen at a Glance
Location: Litchfield Park, Arizona
Size: 289 square feet (27 square meters)
Project time: Two weeks
BEFORE: An awkward peninsula, old cabinets and a soffit ceiling were the main culprits, so the homeowners reached out to builder Jared Bates of Beacon Rock Custom Builders and his sister-in-law designer Kathrin Bates for help.

BEFORE: An awkward peninsula, old cabinets and a soffit ceiling were the main culprits, so the homeowners reached out to builder Jared Bates of Beacon Rock Custom Builders and his sister-in-law designer Kathrin Bates for help.
AFTER: Jared suggested removing an adjacent half bathroom that the homeowners never used to gain additional space and widen the entry into the kitchen. This freed up space for a roomy island topped with a granite countertop.
Eliminating the soffits allowed him to raise the ceiling height, creating an even more open feel and allowing him to take new maple cabinets all the way up to maximize storage. Recessed can lighting and undercabinet lighting helped to brighten the room.

The backsplash is mosaic glass. The floor is walnut-colored 18-by-18-inch ceramic tile, which complements the “cinnamon” color stain on the cabinets and the warm colors in the granite countertops.
Jared did run into some trouble early on when removing a load-bearing wall. He had initially hoped the roofing system was built with trusses, but he soon found out that it was framed two-by-eights. After consulting the necessary professionals, he was able to create special reinforcing to modify the framing accordingly. “In the end, everything worked out fine,” he says. “This just confirmed why it is important that homeowners hire experienced, licensed contractors who know enough to double-check these sorts of issues.”
While dealing with the roof issues, Jared added more attic ventilation and reinsulated the attic to increase the energy efficiency of the home.
