i'm not talking about using the fireplace. i'm talking about the goo that's dripping. the chimney expert will clean everything and replace any loose bricks or faulty flues.
I''m sure you have Vintage and Antique Salvage stores in your area? Call them . tell them what you have . yours are in good shape. on eBay, 28 of those tiles goes for $150. and half of those are broken. a good salvage guy could carefully remove those and you may make some money. or list them on craigslist.
I would replace them w/a solid piece of soapstone or maybe marble. or maybe a honed black granite.
and if you clean that soapstone well, and then oil it (mineral oil) it will deepen the color and look blacker.
