Remodeling A Kitchen For Under 50K?
THE CHALLENGE: Gutting the Kitchen, Laundry Room and Dining Room. Then opening up this area to our existing "Living Room" - to create an open floor plan.
Must be "family friendly", yet warm, welcoming and sophisticated. A place where everyone wants to congregate. A place where the adults want to cook and entertain. A place where the children want to hang out with their friends. A place to "live" in.....
THE BUDGET: 50k
STYLE: Mediterranean
LOCATION: San Francisco, bay area.
HOUSE BUILT: 1925
SQUARE FOOTAGE: Approx 1000 square feet.
Can it be done? That is the question.....
We purchased our Silicon Valley bungalow in 2003. During that time, there were bidding wars, prices skyrocketed and homes sold with "no contingencies".
We knew back then that our kitchen/dining room/laundry room would need to be remodeled and through the years, we have been saving. Then came the economic downturn and our savings went down the drain with the stock market!
Now we are regrouping and trying to determine if it is possible to gut and remodel a kitchen/dining room and open up a wall (or two) for under 50k.
Through the years, we have met with a few Architects and Designers about our remodel, and were giving quotes that ranged from 100k up to 500k. (Yes, I know what you are thinking, 500k for a kitchen remodel!).

The style we want is Mediterranean. We love the look of high ceilings, arches and an island where a family of four can eat.
Ideally, we would love to have a small sink on the island and use tile/stone as a backsplash behind the larger sink.
Deep cabinets and a place to store our foods (in an organized fashion) is essential.
Many of the rooms in our home have vaulted (tear drop) ceilings. We would like to lift the ceiling in our existing kitchen/dining room. From what we learned, this would be a very large expense and would require structural engineers and permits.
Cabinetry is another big expense. From what we learned, there are many options from custom cabinetry to prefab cabinets.
Storage is a big issue for us, since we do not have a basement or access to a garage.

Appliances: Oy... where to even begin! We would need to replace all of our existing appliances. We will seek out appliances that are energy efficient and cost effective.

We would like to add the laundry room into our kitchen and "hide" it behind sliding doors.

Lighting is also going to be a challenge. We would need to replace all the lighting fixtures.
We currently have "cheap looking" french doors that open out from our kitchen to the court yard. We would love to replace these doors with arched doors.
I am "MAD" about arches. Love them, love them, LOVE THEM! We would like to open up the wall between our kitchen/dining room into our living room - and make this one common area.
.... and while we are on the subject of arches, I would love to incorporate a narrow arch walkway to the back of our home.

Our neighbor had a professional remodel her kitchen for exactly $50,000. They knocked down a wall to open it up and put in top of the line appliances, cabinets, and countertops. If you don't do the vaulted ceilings you can probably come pretty close to your budget.
