Before
1. Use a wax remover cleaner like Trewax.

Apply with a rag and then use a green scotch-brite type scrub pad to get into the grooves.
2. Rinse off with warm water.
3. To be safe, wash again with TSP and rinse thoroughly.
4. Allow to dry thoroughly for 24 hours and do a light sand with 220 grit paper (or Fine grit sanding sponge ) and blow off dust and tack cloth clean. (micro-fibre tack cloth)
5. Apply a shellac primer like BIN. https://www.rustoleum.com/product-catalog/consumer-brands/zinsser/primer-sealers/b-i-n-shellac-base-primer
That primer is alcohol based and has a really strong odor but is the best.

6. After primer has dried, sand with 280 grit paper and tack cloth clean.
7. Apply 2 coats of Benjamin Moore Advance paint. Don't sand between coats. Wait 18 hours between coats.
