You have a little bit of room to work with once you reduce bedroom sizes but keep them consistent with the house. I assume there is a plumbing stack wall (shown in RED that probably aligns with the Kitchen back wall downstairs) that should be respected. Any scheme will be greatly affected by measured as-builts and plumbing routing. If you move Laundry upstairs, then it should be a full size room. Only when keeping the downstairs Laundry would a secondary, smaller Laundry Room or Laundry Closet upstairs make sense for this size house.

- 2nd scheme moves the vanity and separates it from the tub/toilet.
- 3rd scheme is your idea of 2 ensuites and a hall bath.
