First, your realtor doesn't know what he/she is talking about: vinyl tiles of that era in any size can contain asbestos and so can the adhesive (I say this as someone who spent a couple of decades dealing with asbestos and risk management). Second, if you do have asbestos, the tiles pose no danger unless you start to rip them out. Third, people often leave materials like this in place and cover them over, which is perfectly ok from a risk standpoint. Fourth, if you decide to cover them over with flooring and the surface is uneven due to missing tiles, it is easy to spread floor leveling compound first, if necessary.
