Opening Up Living Area
Want to open up kitchen & dining room, but also need help with decorating the windows in living room. 2 left windows look into sunroom, & 1 on right to backyard. Currently, only have one blind on one to outside...need help figuring out what to do. Even considering opening wall into sunroom. Only have 1850 sq ft, trying to make more liveable space.
I have been told it’s not a load bearing wall, but I’m not 100% convinced of that. We have ideas in place of it is a load bearing. Possibly a cedar beam from ceiling to countertop to match other beams in living area, & adding beam between the two rooms.
We are going to start with opening only the kitchen to living area. Shouldn’t need any electrical or ac changes for this. My husband is a master electrician tho, so he can make changes if needed. We wAnt large bar connecting the 2 rooms.
I have been told it’s not load bearing, but I’m not 100% sure that’s correct. Since there are beams in LR already, if needed we will tie in same type beams. I wouldn’t mind if we had to have a beam or 2 from ceiling to countertop if needed.
I’m fortunate enough to have 3/4 of an acre in town, with 100 ft creek front. My property is valuable. I predict we can do this project for 15-18k, nowhere near the 150k suggested above. That’s ludicrous. We bought house 3 years ago & it was totally remodeled...just not my style. It’s our forever home, so we want to make it our own, & have time to figure it all out
