This project started out as a kitchen update; the now familiar request 'let's take down a wall and open the kitchen up to the dining and family room'. Once you open up one room the other rooms ultimately need attention also, so this turned out to be kitchen, dining room, family room and entrance hallways.
One major obstacle encountered during the demo, was one load bearing wall not located by architect (sigh), and this was the wall the client most wanted removed - the one between the kitchen and dining room. Also located in this wall were HVAC trunk lines feeding the 2nd floor of the home. We did manage to remove the wall between the kitchen and dining room, by keeping the one beam in the ceiling and reinforcing point loads in the basement, and we were able to re-route the HVAC , although a bit of a challenge, but in the end it was well worth the extra cost of doing so. The dining room ceiling was stylized with mouldings and trim, the family room and entrance halls got treated to new wainscotting, and the fireplace got a new custom mantle. The client now has a wonderful open space that reflects their love of traditional styling and fits their entertaining lifestyle.
