What Kitycat says is true, leave the configuration of 3 bedrooms so that future owners can have the option since most families will need that with children around. It would affect the sale of your home. I say that because 2 bedroom homes are not that sought after. Our little cottage is 2 bedroom and it suits us. I figure the way we have it (planned) setup, it will be possible for this house to become a rental for two single individuals who want separate baths, closets, and some privacy. So each bedroom has its own bath, with the master having a walkin closet. And they do not share the hallway. The front bedroom (we now use it as a study) can be closed off making the hallway part of its suite and only using the bath if there are guests and the door to the hallway is not locked from the bedroom side. Part of my remodel to the kitchen will include closing off the master entry door from the (now shared) hallway, and relocating it to near the back door, as I also add a sitting area to the master. The sitting area COULD be left open to the kitchen area, but I have a nice old cypress door which will be mounted with barndoor hardware to close off the sitting area from the kitchen.....although I doubt we do that often, since we two old folks seldom have overnight guests. But, it is something I feel important for the sake of privacy. Anyway, you will sure get a lot more use from the space being set up to serve as a huge closet, more so than being under-utilized as a spare bedroom. Spare bedrooms or "guest" rooms, are probably the least used space in a home, followed by a formal dining room. In our house, the third least used space was the living room. We use the 2nd bedroom as our study and TV room. I now have my big parrot cages in the living room. We go through the LR to go sit in the sun porch, always a pleasant experience. I have ideas how to make the LR work harder and fit in with our lifestyle. With the return of french doors to the doorway, I now see the LR as our potential guest room. That way, our study stays intact and undisturbed because we use it more hours in the day/night than even the kitchen or the bedroom...or the bath, for that matter.

Carolmka, I will try searching the Organizing forum, thanks. I considered Elfa because it is a very nice looking, flexible system. We know from experience that we want half of the hanging space to have 1 shelf and rod and half to have 2 shelves and 2 rods, and it will cost less to have our cabinet maker or GC build and install the simple elements we want.

When you build with the WOW and 4k square feet, (which sounds like a lot but is not ) . It is NOT when you give starring role /NEARLY five hundred sq ft of it to a great room in front of the entry. Another couple hundred to a "hearth" area ......and what will happen here is nobody will actually gather in the great room, the fire will be the traffic stopper. Then you give each of three bedrooms a "walk in " closet. etc Result? you are left with the master suite that seems ( is) out of scale to the wow in the middle. Also small scale kid/guest bedrooms. The only answer to this plan is to lose a chunk of the "covered porch" square off the kitchen corner, bump the master suite to flush with the kitchen exterior wall.Change the window, to two on the covered porch wall and center the bed between. Plan to lose the tub for a decent shower too. Adjust bath and closet , center the entry to those with a right and left side for each. Anything else requires a total overhaul of the plan. That would mean a second story with two beds and baths on a second floor. ..........a completely different house. But this much under roof on one floor, with allocation to functions as is ? Yup......this is what you get Bump the master suite....or build something else.. ( square off that breakfast nook in any scenario.)

I think because of the shallowness of the closets, you will need to put the hanging rods across the ends and use the center of the back wall for hooks. Measure the length of your shirts/jackets, put one rod as high as you can, leaving room to manipulate the hangers on and off the rod, then put another rod about 2 inches below where the bottom of your shirts/jackets will reach. I'm guessing that the bottom rod will be about 42" below the top rod. Use one end of the closet for the double rod and one end for a single rod if you have lots of long hanging items like dresses. If you have hanging rods at each end, your garments will take up about 24" on each end, leaving only about 4 inches in the center for hooks. I think the rods will have to hang from the ceiling because they need to be installed 12" from the wall which is into the doorway so you can't put the rod from wall to wall. Those are pretty poorly designed closets, unfortunately.
