Ms222 Oh my, what a great house on the water. You love modern...really nice table and chairs. If you go all modern and plan on keeping the same kitchen floor plan you will have to replace all the doors top and bottom, eliminate the two short staggered cabinets on top and add cabinets in their place on the same line as the others. Eliminate the upper moldings style and backsplash; the countertop would work fine as is. Eliminate the chair rails and replace all interior doors. I would paint your walls in a flat paint and see how you like it and then decide when or if to eliminate the texture. When I painted my son's textured walls in Behr porpoise gray flat paint we had to touch the walls to even know the texture was there. However, it's hard to see how much texture you have in your pictures and we don't know if there is texture behind the chair rails. Anyway, after all that you'll have a good start on transforming it all to a completely different look. I know it might seem overwhelming but once you get a start on it it will be fun. I almost envy you because I'm a gal who needs projects and mayhem; I'm in limbo now just fixing things up to sell for a future downsize. Not fun! In my next house I'm hoping to do a completely different style. I want to buy the little stinky 60's house across the street from the waterfront mansions. Then I plan on becoming their very bestest friend and ride around in their yacht lol. Jill, please post after you go to the NY store and tell us of the quality. I have never actually touched Lillian August furniture. I really love so many things on the online site though and like the fact that there are a few things in my price range. Of course all the sofa's and chairs I really love are at the highest prices... boo Looking forward to your report!

My techy brother is visiting me. He says that you could mount a screen on the wall opposite the patio doors (get a motorized one with a remote) and then mount a projector over the patio doors. The screen is only visible when you are watching something, if you paint or otherwise cover up the casing, and you can build a box to camoflage the projector. It may sound wacky, but he has a projector and screen mounted to the ceiling in his family room and you really don't notice them when they're not in use. If you don't want to go that route, could you get one of those TV lift cabinets where the TV is hidden inside and then rises up when you need it? That could go under the small window. Even if the cabinet blocked the bottom few inches of the window, it might look nicer than having the TV block the window. Other than that, it does look as if the corner where the TV is now or the wall where the mirror is are your best bets. If you floated some furniture in a L-shaped configuration, either two sofas or a sectional, you could take advantage of the views and the TV screen.

Okay - a few wanted a few more pics of our remodel - and if you'd like to give suggestions I would love them! The plaid chairs is where the kitchen use to be - post hasn't been trimmed out yet (it's a weight bearing). The family room use to be a finished wood shop. Since it was attached to our home - it was a no-brianer to make use of the finished square footage. Now - my dilemma. The colors don't match. Does the striped wall go with the kitchen (paint color: revere pewter). I would love these three areas (sitting area- plaid chairs, kitchen and family room) to look great together since they are adjoining. Sorry this is turned on it side - can't get fixed. Room is large and couch is unfortunately needs to stay - it's new. Wall art - needs to be fixed :( this was the wood shop - turned into family room

I was not trying to discuss these problems, because my question was directed at the length measurement. I am interested in the single wall + island layout, and what I like about this kitchen is that they did it in a compact way. Less than 12 feet long. I just wanted to make sure I was eyeballing correctly. Y’all want a legit rant...? Hahahahahaha! Oh, I have a fridge all the way in the right corner next to the doorway for the formal dining room. My kitchen is 20 feet long. Why? Please, why? Anywhere, but there! We replaced the fridge 2 years ago. I tell my husband.....please be careful.....do not scratch this $4,000 fridge. Guess what? It is scratched! He scratched it! Then denied it! (It is only us) I did not buy this house. I did not write a fat check for a fridge I cannot even open all the way or log 5,000 steps on my Fitbit just to get myself a cup of tea. I married this house. I want my own house! Lol!!! Where shyt does not get scratched. I will add...the rest of the house 98% is perfect....and, with equity. I am a professional chef for 15 years. This is the way I cook. But....... I hear y’all! You do not like this layout. Omg, why is the toaster 5 feet above my head...??! What about my morning Avo toast?? Yea....dumb kitchen photo. Sorry for the confusion. Lol (Interesting fact. I never use a toaster. I use the broiler.....for everything. My husband uses a toaster every day. Chefs....we do not need much)
