Comments (9)Congrats on your new house, it is very spacious and a great layout to start with. I understand you want to makeover the kitchen area and now is the time to rework the flow. Here are some options each with its advantages and its compromise... One thing for sure I agree you need a space for a table however small. The dining area can be on the right or on the left of the kitchen. Option 1 great flow and most economical by keeping windows and doors in place but will not give you additional cabinetry however you can carve out room for a washer/dryer and a mini mudroom closet. Also it will be a peninsula not an island:( in general peninsulas are a much better use of space than islands Option 2 keep the 2 doors as is or enlarge as sliding doors. Can have a minimudroom and a washer/dryer and pantry with a smaller island Option 3 biggest island and a galley kitchen style. No room for washer dryer and smaller closet space. Requires relocating the utilities : make the door to deck into a sliding door, close off kitchen sink window, changing the door to screen porch into a window. Largest island with optional second sink allows for multiple cooks in the kitchen. Opens up the possibility for the barn door and a potential bar/coffee bar towards the living room. No room for washer/dryer, smaller closet space Option 4 as option 3 with adding cabinets on the exterior wall towards future garage(do you need a direct entry from garage into the house? Is a good question) It has the most kitchen cabinets, will not permit the barndoor, slightly smaller island but enough room for washer/dryer. Comments (15)Assuming the wall can be altered, have you considered putting a range on the back wall? The hood would make a nice focal point from the LR, and venting would be simple on the exterior wall. You could have a larger range (and a killer hood), but the following plan has a couple of trade-offs; the fridge and range are a step or so farther apart than the NKBA recommended max of 9', and the clean-up zone is between them. Since the DW would be so close to the corner, dishes would need to be stored beyond the open DW door, for ease of loading. With the addition of the island sink, you'd have two prep spaces, but the plan would work with only the perimeter sink. The MW is in an upper to the left of the fridge, but it could go on the corner of the island, and trash pull-out could move to the other side of the prep sink. If using the single sink version, trash could go to the left of the perimeter sink. To the right of the fridge is a pantry--reach-in or ROTS.
