Comments (7)I think I understand what your builders concerns are. With the L-shape design you are loosing the windows and elongated laundry room is not giving you that much extra storage. Is there a reason why the formal dining isn't converted ? The reason, I ask is because, the current formal living room has better access to the kitchen, so it is better suited to be the dining room. Just a thought. I would suggest doing something more along the line of what your builder is suggesting. Here are two options: I saw this setup of laundry at a house and I think it works well. you can use the space on the right wall as folding table or storage cabinet. The door is on the left wall. The door way from dining room should be symmetric. In this case the view is the wall where you can put art work, or even create a art niche. I would suggest Art Niche with sconce. Instead of walk-in pantry, a long reach in pantry may work better if the space is tight. In this option you have more storage but no window. In option 2, I moved the pantry in the laundry room and created a wet bar instead. The main idea is to have window to the space has natural light. You can just have more storage or even two small pantry closets with a big window in the middle. I do think that a wet bar or butlers pantry makes more sense, and creates a logical transition from kitchen to dining. Of course without dimension it is hard to tell if any of these will work. Here are the main reasons for the addition: current kitchen is far too small (9x10'11") - the 4 of us enjoy cooking and baking and we need more space for people and storage move the laundry up to the main floor from the basement create an entry/mud room for our family to come and go would like to have upright freezer on main floor too half bath on main floor The attached photos have the layout and our needs and wants on them. Comments (4)The stove is gas and we've never used it. I would love to tear out all the brickwork but the original chimney is walled off behind it so it would be a huge, expensive project if it's even structurally feasible. This house has a lot of projects and the main level is my priority so the wet bar will have to wait even though it would be great to have that done. Maybe I can find a slide to attach to the wet bar...they climb on it anyway...and then put the climber on the back deck if it will fit. My boys play outside a ton when we have snow, but 2/3 of the winter we have no snow and apparently it's not so much fun to play outside when it's cold, windy, and dry. We did have the room open for a playroom when we first moved in but then DH insisted on getting that sectional. I would have preferred just a couch and more open space. Comments (2)Thanks. The office set-up is just in there temporarily for COVID. We have a built-in table for 8 in the kitchen w/the ability to extend, so we don't need a dining room and the living room we have in back is much bigger. Mostly the room has sat unused for the last year.
