Bedroom flooring

I will remove the carpet. I have been checking samples of LVP and engineered hardwoods. I live in the PNW with a 50# pup. I lean towards tradisional hues, no light or grey tones. I prefer wide plank. I like the sample of Kars Oak Frederik but so far not a lot of personal experiences to recommend. My bedroom furniture is a mix, some modern, sleek with mid century, with a touch eclectic fun. I prefer classic and subtle that will stand the whims of time. Ideas, thoughts? TIA

The best is to match the flooring next to the bedroom so what is that? Is the rest of the home wide plank ? IMO wide plank is fine I do not think better than a narrower plank for classic. Color well best to match the floor outside but we need that info.

What flooring is in the rest of the house? Ideally you would have continuous flooring in the house, except for bathroom/laundry/mudroom.

It is up to you. In a hot sellers market you could list a tool shed and it will sell inside of a week. If you REALLY want to make the house look its best AND you know you will NOT get your money back from the refinish, you are welcome to go ahead with the $5/sf redo of the bedroom floor. To be clear, you will get a little bit back...maybe $2/sf on the investment. Personally I would chat with your realtor and see if the time/money/effort is really worth it if you are always/only going to get the 'going rate'. If you know your home will be on the BETTER SIDE of the 'going rate', and your price will reflect that uptick with $50K more asking price, then go ahead and refinish the bedroom. It will help support your higher asking price.

Just remember that OTR MWs are not cheap, while countertop models can be had for < $100. OTR MWs are, at best, mediocre hoods (and often not even that good) and meh MWs. If it were me, I would get an inexpensive hood, vented to the outside, and get a relatively inexpensive MW (1000 watts). The MW in the layout I did is mounted on a shelf under the upper cabinet next to the refrigerator, not sitting on the counter. It would not only make it look more upscale (and maybe increase your ability to rent it out), but it would also help keep the gunk build-up down, which you will need to clean each time it changes renters. Get one that's the same width as the range with lights and a high/low setting. I would try for 24"D, but if that drives the price up too much, 21"D may suffice to keep most of the gunk away. Flank it by uppers to help corral the FOGSS (fumes, odors, grease steam, smoke), and you should have a setup that goes a long way to making it look higher end overall.

We had oak hardwood in part of the house which looked awkward next to adjacent areas in our open floor plan. When we replaced the old tile flooring we had the contractor tie in to the existing hardwood, which required replacement of a few pieces, and refinish the old flooring to match the new flooring. There was enough natural variation in the old and new that it blended seamlessly.

Been out of town. I chose the Kars Oak Frederik, the rest of the flooring is cherry. Ususual practice is to continue with current flooring for a seamless flow but I'm rather unusual and want to shake things up. I'm also thinking of laying vinyl slate like flooring in the kitchen which also has the cherry floors and cherry cabinets. I think a dark textured grey/black will look stunning with the stainless appliances and cherry cabinets.

Just my opinion but shaking stuff up just for the sake of shaking always a bad idea with the major permanent items in any home ,So if you were my client thses ideas would be a firm no way. The different flootrin the bedroom is fine but to replace a nice flow of flooring in the main part no way IMO

If you don’t care about resale then by all means do whatever makes you happy. But it’s a definite turn off to future buyers for you to have solid cherry floors everywhere and then to do vinyl wood look next to them. You are honestly better off just doing the LVP everywhere (and I’m an LVP hater). But your best money spent (if you can’t continue the cherry wood) is to do a nice upgraded carpet. A sisal look in a high quality nylon or wool is classic and traffic pattern friendly. Some people layer an area rug over it (although I get worried about tripping hazards with that).
