Comments (4)It is up to you. In a hot sellers market you could list a tool shed and it will sell inside of a week. If you REALLY want to make the house look its best AND you know you will NOT get your money back from the refinish, you are welcome to go ahead with the $5/sf redo of the bedroom floor. To be clear, you will get a little bit back...maybe $2/sf on the investment. Personally I would chat with your realtor and see if the time/money/effort is really worth it if you are always/only going to get the 'going rate'. If you know your home will be on the BETTER SIDE of the 'going rate', and your price will reflect that uptick with $50K more asking price, then go ahead and refinish the bedroom. Comments (48)Just remember that OTR MWs are not cheap, while countertop models can be had for < $100. OTR MWs are, at best, mediocre hoods (and often not even that good) and meh MWs. If it were me, I would get an inexpensive hood, vented to the outside, and get a relatively inexpensive MW (1000 watts). The MW in the layout I did is mounted on a shelf under the upper cabinet next to the refrigerator, not sitting on the counter. It would not only make it look more upscale (and maybe increase your ability to rent it out), but it would also help keep the gunk build-up down, which you will need to clean each time it changes renters. Get one that's the same width as the range with lights and a high/low setting. I would try for 24"D, but if that drives the price up too much, 21"D may suffice to keep most of the gunk away. Flank it by uppers to help corral the FOGSS (fumes, odors, grease steam, smoke), and you should have a setup that goes a long way to making it look higher end overall....See MoreDesperately seeking help for my naked bedroom floors!

Comments (5)We had oak hardwood in part of the house which looked awkward next to adjacent areas in our open floor plan. When we replaced the old tile flooring we had the contractor tie in to the existing hardwood, which required replacement of a few pieces, and refinish the old flooring to match the new flooring.
