The painting was finished yesterday. Thankfully, it turned out so beautifully that my husband didn't cry too long when he got the bill. My painter couldn't help letting him know that the Benjamin Moore Aura paint I chose was the most expensive he had ever worked with. I had several minor issues with the painting team but nothing that I didn't get corrected and worked out. The big surprise was that the Benjamin Moore store mixed my paint wrong twice! That's right, the people that pride themselves on their color mixed one gallon of Edgecomb gray minus one of the colors and gave me a yellowy cat puke color. Of course because of the "north-facing-shadow" challenges, he didn't notice it until he had painted ¼ of the crown molding in one room and touched up baseboards in another. The second mistake was putting enough tint for a gallon can in a quart sized can of Revere Pewter. Now that mistake worked out well, because there seemed barely any difference between the Edgecomb Gray and the Revere Pewter except the RP looking muddy... so the darker quart actually worked better; and I put that color in the back of my book case. Otherwise EVERYTHING was painted the EG. I am still waiting for the enamel to cure so nothing can get put away yet. I'll post before and after pics once everything is back in place. And yes, I'm taking all the advice and editing and decluttering as much as I can. Thanks again everyone for all the very helpful advice.

Other than valances, and too many shelves of different kind that are there to cover the storage issue I believe-I don't see anything bad about the kitchen. The wood is actually back, the tiles are fun. I'd leave the corbel shelf, and one of a free standing pieces (I'd be inclined to leave a narrow one..looks more different thus more intentional:) also can be reused as a bookcase or whatever, if renters don't like in the kitchen). BTW-different color/a tad different style hutches in kitchens gain big popularity recently. If you're worried about what's dated.. Bottom line-if you really want to tackle storage-take both shelves out, put in over the counter cabs in different color, similar style..done. Switch the knobs for bigger ones -can make a very pleasing difference. Not that the ones you have are bad. It looks like a nice house, I wouldn't overhaul things too much. As for color scheme-as long as you keep colors related(same degree of mutedness/brightness for example) it'll be harmonious and work. Give the renters the possibility to repaint if they wish-and repaint back when they're out. I'd personally leave the windows between rooms-unless they interfere with functionality a lot. You'll know better as you know the space. These are good windows:) They don't make anything like these for cheap no more:) People with kids and pets will be overjoyed to rent this place. I know I'd be. Don't worry too much about newest high end finishes that often only look high end, and condos that are cool(I spent most of my life in apartments, condos and townhouses) but are different kind of living arrangements, with pros and cons of their own. I was a renter for many years, and nothing would scare me off your place. Except for yard maintenance and only if very complicated. Laminate is better for pets, or so I heard. (I've a friend that owns three big dogs. And two cats. And lots of smaller pets. and two pythons)) In short she knows what she talks about)) But of course if you want continious flooring makes sense to pull it out still. If you're ok with pets-already brings you many people in. If you're cheaper than other places-multiply your appeal. Bottom line-your kitchen, in terms of colors and all, is moving very fast into a direction of current. Maybe not everybody figured it out yet-but they who're really into what's going on-they know..:) Streamline storage a bit, get rid of several things, you'll be just fine. Your renters will be too.

One thing I’m struggling with (might make sense to do a separate post) is the master bedroom and dressing area. I know I want rugs there and under the bed, but not sure if they should match? Coordinate? Also wondering about a room divider. The previous owners had IKEA track panels and they look much nicer in the photo than in real life. I’m not really a fan of barn doors, plus there are currently door on 3/4 walls, so adding another doesn’t seem like a great idea. So maybe get track panels again, but mount them differently?.. And I have zero ideas about a light fixture to replace the way too low swagged chandelier they used to have. Here are the old listing photos and current status

As much as it would be nice to replace the cabinets and move the stove over, I don't know if it's a good idea. The kitchen is tiny and if you try to move the stove over, you won't even have a spot next to the sink for drying dishes. I would leave it as is and just go ahead with your plans for painting. If it's a condo, there are probably heat ducts in the soffits. If you're going to look for an island, look for one with all drawers. It will really increase your storage space and efficiency. As suggested, I would prime everything first then decide if you think you really want an accent wall. I would really rather see you bring in the green with decor. The Besta unit is great and moderately priced. The white with wood combo would be a nice choice. Definitely hang the instruments. If you move the artwork to create a gallery wall, you could hang the guitar and banjo slightly staggered on the wall to the right of the curtains.
