40K worth it for Patio?

Hi! Trying to see if this is expensive or right on par. I was quoted 40k for the following: 830sq feet of a paver patio and a covered roof portion that is 12 x 15 ft with a ceiling fan. 20x25ft of it will be used as a basketball court but is also paver so the pole can be removed and be a nice patio at some point. A bit of landscaping and regrading/drainage/sidewalks is also included. We are right outside of Baltimore so we are a pretty pricey area when it comes to these things.

Get multiple bids to compare, and apples to apples. I would guess that the contractor dictated the design. It might be good with other bids to solicit other ideas on the design.

That's a lot of pavers, plus a roof structure. Doesn't seem out of line. But as above, get multiple quotes.

We got what I think was a great bargain on a 7-piece patio set at Sams yesterday. The table has a granite top and the chairs are cast aluminum. The set is very nice looking as well as very well constructed. We paid $899 + tax. The reason I think it was so inexpensive is because I believe the manufactured may be going out of business. My set was missing a piece and the 800 number to call in the instructions was no longer in service. I went back to Sams and they gave me the missing piece off the display model. Anyway, for those who are willing to take a chance on no warranty or service after the sale, I think you can get a good deal. The only real down side is that it is very heavy. "Is a complete Kitchen remodel for $40,000 unreasonable?" I thought not, 8 months ago here in SoCal, especially for my very small (156 ft) space. "Recommended" GC said " We haven't done a $40,000 kitchen in years! Don't expect less than $65,000 for any kitchen!" Other quotes from contractors and a few design firms were similar. Moreover, it seemed, despite my clear description of exactly what I wanted, that in my "price range" I was pegged as getting a "builder grade kitchen" at best with sawdust cabinets and $.99 tile, not what I wanted. They all left everything open to "Well, maybe you can get a good unlicenced contractor to do this job..." or "No, where that ends up depends on how long it takes to work this part out when we get to that part". Please... Even their "own cabinetmakers" limited me to a couple of styles and finishes that I didn't love ("our shaker door in natural cardboard finish might be in your price range" ). Geez. So I considered to go the IKEA route, but their installers quoted all the wall demo/ floor/ electric/ charged by the hour ( Who knows how that would play out?) Finally in my frustration I decided that I'd become a DIY er and call upon help when needed. I'm glad I did because I'm 95% done 8 mo. later, and I'm just over $30,000 and have mostly what I want. It was slow and difficult, and DIY may not be possible for everyone, but I did it, and at least I can be happy with that ( and the mistakes are all my own so I can live with them!) Maybe when I get 100% done, I can start a "Let me see your $30,000 kitchen!"

Burying unisightly electrical lines...is it worth it?

Just an update and a question: I called the electrician and excavating co. and told them to go ahead. I also checked with the roofer that we could remove everything from the roof to clean it up. I realized tonight that the electrical line and future gas line to the pool equipment will likely cross paths. The electrician said it should not be a problem. The electrcial has to be buried at least three feet deep and the gas 12-18" deep with a minimum of 12" between the lines. He said to first install electrical lines. Still, I'm worried something might go wrong. Would you be worried? I will call excavator tomorrow and electrical co. I want to see if there is another way to route electric, but we are limited as it's on the side of a steep wash. I know the excavator gave me his estimate on the cheapest route.

Advice on two approaches to patio base? Permeable pavers worth it?

Contractor #2 is the only one bidding a permeable paving job, as K&D mentioned. In my experience, a lot of people are interested in permeable paving right up until they see the numbers. Then they're ok with conventional pavers. We usually price for 12" of base; I assume the #2 stone layer is in part because of the clay soil at the base? What was your reason for requesting permeable pavers? Does the proposal include a means of exit for excess water (like the pipe shown in K&D's cross section)? And are you comfortable with the long term maintenance needs of a permeable installation? Over time, dirt and debris and other stuff blows in and settles in the joints, clogging the #8 stone and turning your permeable pavers into impermeable ones. If you're not wedded to permeable, I'd ask contractor #2 to requote it that way. I think you'll see the cost delta shrink way down. Contractor #1 concerns me just in that they either just slapped a permeable paver over a traditional base, or else they ignored the request altogether.

I note that plenty of missed baskets are going to go right over that wall. I would not put the basket backing the wall, unless everyone who might play has universally great aim.

Your posts' title could read is '$40K too much for a covered patio with electric, basketball court, sidewalk, landscaping, and drainage?' Nope. It is not too much.

I concur with others. Get three estimates. Not only might the price differ, but others may have a different way of doing things that could lead to more longevity or better design. Even if you don't go with the other two, their estimates will educate you.

I want to make sure I'm understanding what is in the quote.

20x25 of paver court- I agree that the basket should not be on the fence side

12x15 of paver patio, plus the construction and electrical of covered roof and ceiling fan

an additional 35? feet of paver sidewalks (sorry, pic is small and hard to read the numbers)

regrading and drainage of the area

landscaping for the area

Were you given a lump sum quote of 40K, or is there any breakdown in there? Like materials cost and labor, or maybe even more broken down than that?

And I agree with other, get another couple bids at least to compare your area.

This patio was built roughly 25 years ago, is roughly 800 sq ft. At that time paver patios were running $12 per sq ft. Pergola, egress deck and landscaping were later additions.

There is actually a tall brick wall behind the basketball net with a fence on that. Our property is sunken to the property above us. Balls going over is not an issue at all. The rendering does reflect those details. Good point though on different layouts.
