Take a moment to think about what activities you will be doing in this entire space. Watching tv. Cooking. Playing board games/cards? Eating? Hobbies? Reading? Visiting with family and friends? You've got the kitchen at one end and the tv watching area at the other. In the middle, you could have a game table, or a dining table, or a reading nook, or a craft area. Or a "swing" area, that's good for meals and hobbies and games, depending on what furniture you use. So my suggestion is to look at the house as a whole, and figure out the best uses for this space, and furnish it to support those uses.

Recently, I had a custom-made entertainment center built in for my family room. I used the same cabinet maker who made the cabinets for my kitchen. I'm still researching seating options to replace my aging couches. My room is smaller than yours, 13' x 15'. As part of the remodel, I removed a wood-burning fp from a corner of the room. I had planned to replace it with a linear, direct-vent fp under the TV, but omitted the fp. Direct-vent needs no flue or chimney, but it does need to vent to the outside. Here are some inspiration photos with a linear fp. Layout below has 2 chairs on the window wall. TV, fp, and matching bookcases on long wall. 2 floating couches. I think the TV is too high, but there is storage space and seating is a comfortable viewing distance from the TV. Layout below has 2 chairs on the window wall, TV on the left, short wall, and 2 floating couches. But that would leave you with one long empty wall. Sectional with fireplace, TV, and one bookcase on long wall Below, the TV and fireplace are on the same wall, but separated. Not much storage in this one. I decided to go with a layout similar to the one below - without a fireplace under the TV. You may have enough room for something like this layout below. I' don't like seeing the back of a couch when I enter a room - but I think it looks OK if there's a sofa table behind the couch.

Hi Allie , Looks like you've gotten, 'Houzzed!' That syndrome where a bunch of people beat you up for not going to architecture school, or have they budget they pretend their current clients do have. Let's see if we can actually help you - which I've been assured by my Houzz representative is the actual point of the forums. Being you have no design experience - that actually gives you greater insight to what a homebuyer wants as opposed to a designer/architect whose main want is to be published. So step 1: Forget so much what the other houses are doing, and ask yourself what YOU would want in a new home. Start with 5, 'must haves,' then toss in 5 'nice to haves.' A quick call to the realtor helping you sell the property will confirm, remove or add to that list. A good plan doesn't show ALL we know, it shows WHAT we know, basically saying quality of space over quantity. Currently it looks like you're cramming in amenities. Step 2: Prioritize. Is a tiny dining nook in the middle of a walkway to the stairs really more important than 3 oddly sized bedrooms? If yes, go to 2 nicely laid out bedrooms (1 true master) and 1 decent sized dining room. If not, lose the dining room - its in the middle of the kids running up & down stairs anyways. Step 3: Organize. Would you live in a master bedroom that buts up against the garage? Is the privacy a master bedroom needs really achieved by having it as close to the front door as it is? Would it be better if the kitchen were pulled back so that when you pull your car in to the garage you can easily get your groceries to the fridge? Step 4: Simplify. If your floorplan is doing a lot of left & rights and parts of it looks like a maze, it will be as hard to build as it is to look at. We have a term, 'acrobatics.' I.E. there's oa lot of acrobatics to get a linen closet, hallway bathroom & laundry room near the entry of your first floor. This kinds of sums up all the steps - 1, would YOU squeeze into a bathroom that size? 2, is the linen closet really worth it there? 3, Do you want your guests getting a towel from next to your master bedroom door? @calidesign thanks for the ideas. Study room idea is helpful. I like the sofa and chair placement ideas too. do you think putting tv on top of fireplace would not look good (though I myself don't like that). I was thinking of making one side of fireplace into a library cum shelves to display personal items and other side keep for kids stuff.. we are a family of 4, both kids under 4 years.
