Comments (1)Your post's title says mudroom/bathroom, but the content seems more like laundry room/bathroom, so I am a little confused. Whether a farm sink will work in the space or not depends on the style of your home and the area that you live it. If using a farm sink or a wall mounted cast iron sink is out of character with the rest of the house, it will appear 'off' to some buyers. If your house is generally more formal making the sink more rustic or farmhouse will be noticed. I am doing a similar project. My first floor powder room contains my laundry, and it will not have a utility sink in it. I do have a utility sink in my basement. I am considering using a farmsink, or a deeper sink(think copper prep sink) in the powder room, but it will work in my house because it is a rural area and the whole house is modern farmhouse in style. Comments (6)Thanks, I was thinking if we did fit in a shower & toilet, we'd definitely want some way to make it more private. Right now there's actually a wall that goes from above the garage door on the left to the kitchen doorway. I was thinking if we kept that, maybe we could make it a pocket door so that it could be open most of the time unless someone needed privacy? This is what the current layout is. What I meant was that the number of squares on the graph paper doesn't match your written measurements in those rooms, assuming you are using one square per foot. Installing a new HVAC system can be worth the money for comfort and even temperature control around the house. A lot depends on how much insulation the old house has. Get two or three quotes, prices can vary a lot depending on how and where they want to install the equipment in an older house that doesn't have it now. If the inherited house hasn't been maintained consistently, your $20K could easily go toward new appliances, electrical upgrades, new windows, furnace tune-up, gutter cleaning, termite treatment, and new flooring. You may want to pay for a professional inspection just as if you were buying the house so you'll be able to anticipate repair and replacement costs. Comments (10)I can see what you’re saying about the sinks, I am just certain they will be removed. The vanities are to scale so I thought that was more important. Yes, both vanity tops truly touch each wall. Yes, we are prepared for the expense of moving the problem. The en suite bathroom does not work for us because the shower is so small. I’m trying to get a sense of if just flipping the shower and vanity will be enough or if much more will be gained by removing some square footage from the other bathroom and removing that room’s tub and shower. These rooms are in between two bedrooms, one is and has been used as an office for the last 30 years. There is an additional full bathroom upstairs and an additional two bedrooms. There is an additional half bath in the basement. The shower actually backs into the other bathroom, the plumbing is in the wall which I realized I should have included but messed up on the floor plan. The en suite shower size is accurate - the hall bath’s tin and shower is a bit shorter as a result of needing to account for the wall in between.
