need help choosing a floor type

Hi. I’m in the process of choosing options for a new home build. I have two young kids (4 and 9 year old), no dogs yet but promised the kids they can get a puppy once we move. So ideally I’d like something that’s scratch resistant and waterproof/water-resistant. I was initially leaning towards LVP but another builder I know says that he would never install LVP and that we should at least go with an engineered hardwood to maximize the value of the home. I’m currently considering the following options. If anyone has any experience with any of the below, I’d love to hear. My understanding is that the first three are engineered hardwood and the last one is LVP. If you have any other recommendations, I’d be interested in those as well. Thank you!!

Well, your last option is an incredibly overpriced lvp.

For that price range you can look at 10"+ wide plank top of the line European Oak for DuChateau and Monarch Plank that are being installed in pricey California homes. Monarch Link. DuChateau link. These and most other products are made in SE Asia. Hakwood is more costly and European made using French Oak Q.robur. If you want to impact your builder, request AdvanTech high-quality water-resistant subfloor. I'd also like floor trusses like in this video. Link.

I used DuChateau engineered wood floor (Riverstone collection) when we built in 2021. The floors have some character and slight distressing. We have 3 dogs (2 large) and I've been very happy with how the floors have performed.

I have nothing against LVP, but when we went to a large flooring store with large sample areas installed on the floors, we just didn't like the way they sounded when you walked over them. Confirmed our choice to use engineered wood.

We used 7.5" planks in a large house and the size looks great. I didn't feel any need to go wider.

Also look at the length of the boards and not just the width. DuChateau had a good percentage of long planks per box.

My second finalist was from Legno Bastone. The quality was probably a tiny bit better than DuChateau, but they didn't have any colors that I loved. They have even longer planks.

Cotton is always nicest, but also silk, depending on the look you want. Silk needs to be interlined. Linen is nice but will wrinkle. Viscose and rayon is hard to work with, but a lot of fabrics have that in the mix now. Drapery weight just means heavier. USA made the nicest fabrics, but unfortunately, most are gone now or have moved overseas. India vs China, take your pic, but unless you're somehow buying direct, it shouldn't be an issue. Most drapery fabrics will be from Asia. How much fabric you need also depends on the length too, and whether there's a repeat in the fabric or not. For the slider, you'll probably need 12 yards alone if you want panels. They just need to be vacuumed once in a while, no matter the style. Dust collects on everything.

It sounds like you want to leave the vinyl in place. That severely limits you. Wood and bamboo do NOT like to sit over vinyl. It can be done....but it requires floating flooring + vapour barrier, etc. Vinyl floating floor is a good option. The problem being that vinyl can be cold. And Michigan, the last time I checked, was a cold climate state. A high-end laminate with a high-end underpad will do very well. So long as you stay out of the kitchen/bath, it can go everywhere. And bamboo doesn't like kitchens. Eucalyptus can work just like hardwood, or if it is a lower priced product, then it will be like bamboo = doesn't like kitchens. And mid-range bamboo/eucalyptus have the SAME price range as CoreTec. And if CoreTec is too costly, that means you are looking at LOW end bamboo/eucalyptus. And that spells serious trouble. Bamboo can come very cheap...with all the problems associated with an expensive product made far too cheap to be healthy. Eucalyptus is another pricey product that can be made "too cheap" = serious problems. Michigan is also tough on humidity. Be VERY aware of what is required to keep bamboo "happy". Again, your budget worries me - a lot. A high-end laminate with a high-end underlay/pad will do very well in your situation and will have a lower price tag than bad bamboo....with fewer problems.

Hello. Yes with all the different woods none will be exact in colour by any means. But the darker the colour the closer it will be as there is more room to vary and get away with it. I guess it all depends on what colour of stain you consider to be dark in colour. I would do samples with each different type of wood you have with the selected stain. Then at least you know what it looks like. What maybe be of concern (or at least in my findings and strictly my opinion here) is that with all the varying wood types and colours they have can to me bring too many colours into play which i sometimes find they fight with each other instead of blending and flowing in a space. But rather, all the different colours can make a space have no flow, sequence, or symmetry. Size and space of coarse play a part in all this and the extend of the varying colours as well as several other factors but I am sure you get the just of it. Another option you can do is match the lighter looking stains appearance on the select wood to the darkest looking one. Yes it will require purchasing several small quantity containers of maybe 2-4 different colours (these could be stains, dyes, or colourants that are comparable with the stain). Also, you could stain all the trim one colour and then "shade" the lighter coloured pieces. For that you will need an help or a cup gun and compressor. This option would definitely be achievable if you have experience with this sort of application technique. The only downfall to "shading" in my opinion is you loose grain the more you shade but your woods you are using don't really have a lot of grain. They to me have more colour contract in the pieces rather than grain. But the best piece of advice no matter what you decide for colour and application is to do samples until you are pleased with what the wood will look like with the other types. Lastly, there is no real right or wrong. People's personal dwellings and buildings are supposed to be their own, have their own taste, likes, personality to it, and to make them feel comfortable, warm, at ease, and relaxed. And whatever colours, designs, or touches the owners add, take away, or create in their space is what makes it their own place to call home. Have fun with it. Embrace making it your own. Define liquid exposure?

Even tile will get damage (the sub-floor) with large enough quantities of sitting water, as grout is not water-proof.

I have no issues with normal spills with DuChateau, like dropping a full mug of tea or having my small dog randomly throw up and not seeing it and cleaning until after it dried.

No stains from dog drool.

It is a hard-wax oil finish, so you should read up on the properties compared to a polyurethane finish.

I really like the hard-wax oil finish. The oil needs to be reapplied after 4-5 years (maybe more), depending on use/traffic, but it can be done room by room ... not like a polyurethane finish that would need to be done all at the same time. You can touch up certain areas with the hard-wax oil finish. We use the cleaning products sold by DuChateau.

For me the hard-wax oil finish on engineered floors has been more durable than the site finished wood floors with polyurethane in my previous house.

Get a box of the product you are interested in and test them at home. I used different thing to try to scratch the floors and had my dogs drool on some pieces and left it for hours/days to see if it cleaned up and if it left spots/marks. Make sure to then order the same dye lot that you tested, since there can be some color variance between production runs.
