Remodeling Design Dilemma Bathrooms

Two shower rooms or one big bathroom?

Hi,

We live in an Edwardian 3 storey home in London. It currently has 4 bedrooms - two with en-suites - and one loft bathroom, using some of the eaves on the top floor. This bathroom can only really have a bath (not a day to day shower) due to head height, and we need a bath for young kids.

We want to remove one of the en-suites on the middle floor and turn it back into a bedroom (as it was). Means us and our two young children can all sleep on the same floor, with three double bedrooms on one floor,and create 5 bedrooms over overal.

The family bathroom on that floor has been turned into a really large en-suite so needs changing.

Do we:

1. Turn the large en-suite back into the family bathroom off the hallway and have no en-suites at all

2. Split that bathroom and create two small shower rooms? layout is compromised due to reduced ceiling height in one corner.

Could make both showers 900 x 800 instead of one bigger and one smaller.

Help! The shower rooms are very small but not sure one large bathroom is as good with a growing family!

That smaller radius shower looks uncomfortable to the point that people will avoid using it. What if you split the difference and had one full bath, using a shower/tub combo, and one half bath? That's enough toilets on the bedroom floor that no one has to hike upstairs in the middle of the night. And you get a tub on the same floor as the bedrooms, which is also much more convenient.

Agree a tiny shower isn’t great. Luckily we’re not a tall family! Think we could make it 800 x 900 so a little more generous!
What do you mean by half bath?

It's a rental. With that in mind, my go to choice would be an undermount. Second would be a drop-in. Never ever would I put a vessel in a rental. Do consider that if the vanity was designed for a vessel that any intrusion below the countertop might interfere with vanity storage. Draw functionality, etc. One sink versus two? If the bathroom is small, that might lead you to one sink. One person washing at a time, more counter space, etc. Plus, with your budget being tight? One sink will save you. If you think you'll have trouble renting this place and you think you might need an edge, or if you're renting to a couple/family, then two sinks could give you an edge in a tight rental market. Sometimes it's all about the bling. Just make sure that before you go the two sink route that the vanity itself can take two undermount sinks, or two drop-in sinks, PLUS the plumbing, without completely losing the functionality of the top bank of drawers in the vanity. If an undermount will cause you to lose storage, then I'd minimize the amount of lost storage by going with one sink.

Thank you all for your thoughtful replies. This is not our master bathroom. Now that the kids are gone, my husband uses this bathroom, so no big need for a lot of counter space and storage. I don't worry about resale. If that would be a deal-breaker, so be it. The cabinet on the left side is a medicine cabinet which I may remove. I had wanted to use an antique dresser or sideboard as a vanity, so now am intrigued by Tibbrix's idea of a large pedestal sink with an antique piece on either side. I have not been able to find my ideal piece, so am going another direction. A lot to consider now. Thank you.

I can see why, with a 9 x 6 shower with 8 ft walls you would want a heater fan. That is the size of my main bathroom, minus the 30" x 60" shower/bath. We have a Broan/Nutone heater fan and it makes the room toasty. That is, when it is working. I think we have burned out the heater twice in 10 years and the light once. I always say I am going to replace it with a Panasonic the next time it breaks, then I go online and read reviews and inevitably see that someone has complained of a heater in a Panasonic fan that has failed. Panasonic does not sell parts. With them you have to get a whole new unit. So that is a consideration. I can buy just my blown heater for $100. I have a second consideration for you. Is the Whisper Warm rated for use inside a shower? I am going to doubt it. Find out. You may be limited to good old red warming lamps or newer infrared heaters. There is always a chance of spraying water up there if used in a shower.

I agree with Cpartist"s layout and like moving the closet over as suggested by D M so that bedroom 3 has easier access to the bathroom. Do you have room to have the toilet face the tub and add a linen cabinet next to the toilet? How wide is the tub toilet area?

I'd find a way to have two bathrooms: One with toilet, sink, tub/shower combo and the other smaller with just a toilet and sink. I believethat is what @mcarroll16 means by a half bath.

Kendrah is correct. Half-bath is American for toilet and sink only.

Not sure I see the benefit really, without a shower, but it’s a new concept to me so will give it more thought!

In my experience, one shower is an easy thing for 4 people to share, but an extra toilet will bring a lot of family harmony. As will an extra sink and mirror, when the kids get old enough to spend a lot of time primping. So I would get one shower that's large enough to be comfortable, and two toilets and sinks.

^ great advice, agree that the half bath will see lots of action - we go to the bathroom and need to take care of our teeth more often than we need to shower. Also I would want to maximize storage in the baths - they don’t need much when they are little but their toiletry needs will grow exponentially as they grow
