I like Pal's ideas. If you keep the tub, it'd be neat to try to undermount the sinks. I'd want to remove the tile on the window wall if possible because it looks institutional with so much dark tile. Ideally I'd just keep it on the floor and in the shower. My first impression is that it's a very long room, which the striped pattern of the floor tile accentuates. I'd break up that wall with taller vanities and a cabinet centered between them. Put a hamper or pull-out trash in the base cabinet. I'm not sure about white vanities since it's a guy bathroom and I don't think white wood is very guy-like. Maybe some type of light-colored natural wood. I would use a white quartz or Corian countertop. Hang the shower rod higher, and add some hand towel bars near the sinks.

My plan would be: Declutter: Get rid of any non-essential bottles/boxes. Box them up and put them in the basement for now. Have one bar of soap on the shelf in reserve, not five. Have one bottle of cleaner on the shelf, not six. Create space. Create order. Create the illusion of minimum maintenance. In the shower, one bottle of shampoo. One brand new bar of soap. Clean: Everything. Spend time on the tub. Clean the grout. Remove old caulk and replace with new. New shower curtain / liner. Patch/Repair: Dings, dents. Sand, smooth, wood putty as needed. Clean up whatever hole that is under the television, make it look nicer than it does in the photo. Hide the wires. Reduce clutter. Paint: I'd brighten the painted surfaces with semi-gloss white or off-white. I'd consider painting the brown wood white/off-white as well. Shelving, storage, mirror frame. Brighten the space up. Paint the baseboard heater grate. Can't tell what shape the vanity is in. Lighting: This can be tricky, but at least buy a 5000k LED daylight bulb and install it in the bathroom lighting fixture. I was just at Walmart last week for something else and saw they had 4-packs of 60W equivalent LED 5000k daylight bulbs for about $7. It'll show the room as whiter/brighter versus the yellowish warmer cast of the typical 2700k bulb. If it looks wrong; too white, too stark, then put the 2700k bulb back in the socket. Put a curtain on the window, or at least a valance to cover the roll portion of the roll-up shade. Replace the dark floor rug with a new white one. Put the toilet seat down.

There is a lot I can't see from your photos. What is behind the left side of the shower tub? A closet or a room? I agree that the bathing space is awkward, but perhaps there was an important reason for it being designed this way. Taking measurements and drawing an accurate floor plan can help you see if there is room for expansion. You called this the master bath so why aren't you using it? Is it the step? The step is not a safe idea; it's something to slip/trip on. I can understand hesitating to start such a remodel, but you need to decide whether it's worth doing for your quality of life. Talk to a tile professional about what removing the step would do to the rest of the tile work. Even if you don't want to tackle redoing the shower tub, there are other, small upgrades you could do. The vanity Drawers are not properly supported anymore. This might be a handyman fix, or you could replace the existing vanity with a new one. The linen closet has no knobs on the sliding doors. Doesn't that make them difficult to open? There is no reason you can't add knobs. You could also get new standard doors for this cabinet that match your vanity door styling. As to the window into your office. Buy some decorative window film to stick to this window. You should be able to find the basic FROSTED kind at home stores, as well as some department and specialty stores. Light will pass through, but the bath will have complete privacy.

You pegged it, from the 90’s! Yes, the floor tile is pinkish, as is the tub & toilet. The sinks are hand painted w pinkish flowers. The shower & tub deck tile is a marble “look alike”. The finishes fit the house, which is based off a southern plantation home in LA. I don’t want to modernize it & don’t want to invest the $ either. It needs a lot! Yes, agree to paint the wood around the tub. Paint the sink base? To the left is another wood panel/drawers, pull out laundry hamper. Frameless glass shower surround, new shower fixtures. The tub is huge, old jacuzzi. Must be replaced, can’t stand the thought of that nasty water in the lines, gross, Would like something like this....... But, what material for the top? Don’t know if it should be marble, since it has the faux marble tiles, too many different hard surfaces. Maybe white corian?
