taking space from a kitchen and living room to add a powder room
Comments (1)A generic question about a 80K project with no diagrams, pictures, or anything is not likely to get any input. Other than you will never get any return on that expens. Powder rooms are expected to be small and losing space in a kitchen is an BIG negative....See MoreKitchen or Living Room on view side of new house?
Comments (20)I would llike to see the floor plan but we have both facing an amazing view and it would be interesting to see why that is not possible here too. I spend more time in my kitchen than LR but everytime I am in the LR it makes me happy tof the sun in the summer but allows and we have large overhangs that block a lot o have the view there too.FYI we have our TV in our walkout also facing the view. BTW I would not do a covered patio on the area where you want the view but you will need solar shades in the heat of the day and they let you keep the view but control both the heat and the damaging UV rays. Our view is to the south but we have large overhangs that block the suns heat in the summer but lets the sun heat the house in the winter....See MoreCritique layout (moving kitchen to living room)
Comments (9)My honest opinion is that locating your fridge directly next to those columns is going to look really odd. When you're in the other room, won't the sightline through the columns be partially blocked by the side of a refrigerator? To me, that would look like an accident. If you're intent on doing this, you really should figure out another location for the fridge. Secondarily, yes, I think that having at least three different natural wood finishes in this small room (the columns, the floor, and the cabinets) will look bad. If you're intent on this layout, you should either paint or stain the columns. All that said, I prefer the prior layout and location of your kitchen. I am not sure why it would be a big issue to have the main entrance (by which I assume you mean your day-to-day entrance, not the actual front door) be through your kitchen. That's pretty common and convenient - when you have groceries, when you're taking food out to grill, etc. If the concern is losing a mudroom like space, I'd consider the cost of finishing your enclosed porch. When all is said and done, that may be easier and cheaper than trying to shoehorn a kitchen designed for a different space into a living room....See MoreDo you like this kitchen/dining/living room layout?
Comments (2)Our next house is designed in a similar format, but there is definition between each space. Our kitchen is U shaped with an island. We entertain fairly often, so we didn’t want the dining or living room to be off by itself. We also have a home office and tv room on the first floor, so there are spaces to escape to for quiet....See MoreRelated Professionals
