I don't understand the "extra cleaning" issue. I have been paying a lot of attention to where shower water splashes lately because we haven't decided how wide a glass panel to use. It doesn't go up that high from the floor for me,but maybe other people are more vigorous showerers! And although I give the glass wall and door a quick squeegee, it has never occured to me to wipe down the shower walls after use (although I admit we did use epoxy grout in this one.) The tub in the photo above would not get nearly the amount of soap residue due to overspray as a tub/shower combo, so I don't see the maintenance aspect as onerous. But I don't know yet! I saw this same discussion on Houzz recently and most of the people who had this layout loved it as I recall, but there was a lot of concern expressed by those who just looked at it and imagined maintenance or temperature control issues. Would love to hear from someone who's tried it, though...

For me the worst part of seeing all those new, poorly planned kitchens is when you hear afterwards that they ripped the whole thing out. What a waste! A few years ago a house was for sale for an absurd amount and it was a spec home built by a builder who clearly had no idea about the tastes and the styles of people in this area. The house sat on the market for a long time (by our RE standards), and it was on one of the best streets in town. When it was sold, at a HUGE discount from the original listing price, I found out that the owners ripped out the kitchen and all of the bathrooms--brand spanking new! Admittedly, I too would have done the same. The kitchen was poorly designed and the choices that they made were not pretty (peach marble for the bathrooms). It was awful that all that material went to waste. I love to troll the RE listings and think about how I would change things! I think it's one of the perks of being a GW "student"....we've learned so much from eachother :) I am currently in a crazy rental with black lacquered counters (yes wood that has been black lacquered!), and I always wonder what the original owners were thinking!!!

I wouldn't give up the tub because it really makes the bathroom. I think the Master Bath is more of a master with a soaking tub. I would never give up 2 sinks. It wouldn't be good for our marriage to be fighting over the sink. I like the privacy of the toilet area in your first drawing. I would go with the smaller shower with the tub. I have had a 36" by 36" shower for years. A 6'2' large build husband, who is comfortable in there. We are going to make our new shower 36" x 48" because we have the space. I agree with someone else don't put the bench seat in. I think tile also gives you more space as opposed to a fiberglass surround which adds a couple inches to the interior walls. I considered going into my closet for a 60" shower but I don't think it is worth it. I will make the smaller shower elegant and put top features in it.

I think AirBnB is different from VRBO, and so we may use VRBO, which might require me to be the agent. If one is using an agent for the rental, then it is illegal for the agent to deny children, but if the owner is the agent and owns fewer than three rental properties, then the owner can restrict his property to adults only. Cathedral City is not really a place that children would want to go - in fact, the owners of the house are selling it because their children refuse to visit there. If we have to offer it to children, I will raise the amount of the deposit, refuse to allow pets (which is perfectly legal), and offer it as a two-bedroom instead of three. The third bedroom is an office at the moment, and so I can easily list it as two-bedroom. I don't want a crowd of people there at one time anyway, and as a two-bedroom, no more than four people would be allowed to occupy it, by CC regulations. We do not need the extra money from six vs four people, but we do need some income from this property, since I am retired. We will, however, be interested in renting to people who attend the Coachella Festival, and the rents for that time period are the highest, but everything still gets booked solid. My sister's stepson in Austin owns several houses (that his father bought for him), and he makes $30K during SXSW. Kevin and I make a point of avoiding visiting our sister during this time, even though it is close to Kevin's birthday in March, and March plus October are the nicest months in Austin for weather. Our nephew had the great consideration to have his wedding in October, and so we went to Texas for that, but our niece had hers the first week in August, and I refused to go, although Kevin did, despite the 110° weather with 90% humidity.
