Comments (7)Thank you for your responses. Perhaps I should have provided a bit more detail. I already have a Job Card and Building Permit. This was achieved by going down to the Building Inspection/Planning Office and having them review the architectural plans (both before and after). In addition to this, I needed to detail the scope of the project. As mentioned in my original post, the electrician and plumber have pooled their own permits for their part of the project. For my part, I anticipate doing the demolition, installing the insulation, putting up the drywall, hanging the cabinets, tiling the backsplash and painting. I will hire for the hardwood floor and countertop/sink. The plumber will do the fixtures and the necessary connections to the new appliances. The electrician will install the recessed LEDs and under cabinet fluorescents. To answer your specific questions, the wall was deemed to be solely partitioning by the architect and the engineer at the Building Inspection Office concurred. My understanding is this was enough. The items required to comply with Title 24 are outlined on the plans. Hollysprings, is there anything on my list that you would recommend that I do NOT tackle? Make sure you test colors on a movable board before you have the exterior painted - the colors look different from the monitor and will look different in various times of the day or evening. Blue is very hard to get right, but looks fabulous when it is done right. I will see if I can find a couple of blue siding homes as insp pics so you can have a place to start your color tests. One comment about your shutters: remove the shutters on the front right double window and add shutter hardware to the other two sets of shutters so they look functional even if they aren't, it will add lots of personality to your home. They need to be sized right (half the size of the window for each shutter). Comments (4)I would leave the brick, its very nice, but, try and paint the garage and the garage door, a color very close to the brick, so that the garage blends in with the house like the other side of the house. Right now, the garage looks like it is tacked on. I do like the shutters on those top two windows. You could use the sage green, or other color on the top half, but, bottom floor of the house, needs to all blend together....See MoreADVICE PLEASE! Comments (9)well, this is the problem. I would love to re-stain it. However, this is Californian Redwood and is endangered now, expensive, and old. There are sooo many areas needing to be redone and I am afraid it is not salvageable. If I can manage to keep some of the siding sections, perhaps I can just replace the bad siding areas and do a mix. I just don't know if its possible to salvage...See MoreRelated Professionals
