Comments (11)I agree with badgergrrl. "TLC" means there are things that aren't working properly. Or flooring that is in great disrepair. ANd I would also throw in that the kitchens and baths are probably in need of something between super-scrubbing and dynamite. "Updating" means things work, but aren't current. I would think this means original kitchens and baths in a 1960s - 1990s home, and possibly wallpaper, panelling, vinyl flooring and carpet that needs to be removed. As far as plumbing and electrical go . . . it sounds like you're looking at homes more than 50 years old. In my area it is seldom mentioned in the listing that the electrical/plumbing needs to be updated, but it WILL be mentioned if it HAS been updated....See MoreNeed help with dining room/dining chairs, please! Comments (13)Don't write off fabric just yet. You could use microsuede, Crypton, or any of the newer indoor/outdoor fabrics available now. My DD chucked a whole bowl of tomato soup on one of my pale blue microsuede chairs and I swear it cleaned up perfectly. I think softer lines, and fabric, would bring some balance to the angularity of your room. I love the artwork and might think about pulling some color from the painting next to the stairs into said fabric. I know and love your kitchen from the KB. Comments (8)Would you consider black chairs - either stained black or painted black? If you find a set of chairs in a style you like in a wood finish, you could paint them black. It think it's difficult to find wood chairs to work with the color and finish of an existing table. Black chairs would tie in with the cabinets in your kitchen that appear to be black. Comments (4)The finish on the trim is probably shellac, which is pretty easy to work with. You can repair the alligatoring by brushing it with alcohol, which will reactive the shellac and let you smooth out the crusty texture, then the shellac will set again. If the trim is too beat up/has too many paint splatters, you might try stripping and refinishing - strip shellac with more alcohol, chemical stripper for any paint that doesn't scrape off, and then refinish with new shellac (or whatever)....See MoreRelated Professionals
