Home Guard Doors and Pricing

My husband and I receieved a quote from a local window and door company that offers Home Guard Doors. The rep seemed nice enough and showed us the features on the door as well as a small sample. The door does look impressive compared to a few other quotes. We also saw provia from another company and liked that as well but the Homeguard seemed just a bit nicer and liked their security feature. Now the big question. The quote for just a single Homeguard fiberglass door was $4100 including installation and debris removal. It was a little less than the provia. Does that pricing seem ok and any pro's opinion on Homeguard Doors?

Homeguard make an excellent door and you will be happy with it. The price is defintely in range. I do also like Provia.

Both Homeguard and Provia are much better built/ designed than many other doors. Just stay away from the lower quality stuff sold at the well known home improvement stores.

In South Florida we are seeing something I never thought I would see and that is waterfront actually taking a hit. Two years ago a tear down would cost just over a million and this year some have sold for as low as $800k. Most likely it has less to do with the market and more to do with the high cost of insurance and taxes. We have a Toll Brothers development next to ours and they are still selling their million plus homes at a pretty good clip, so the article appears to be right in some respects.

BpChill - The doors must be painted the custom color mix specified by my HOA. I don't know whether Provia and HomeGuard can do that, or if they can, whether one will charge a lot more than the other to do it. I would prefer the factory do the painting because I think it will be much more durable than if I hired a painter to paint the new door and frames in my HOA's custom color.

@Pat Litchfield: "what would the Provia doors in 2023 cost installed? I cant find prices anywhere on the internet." You won't find them there because there are many models, a gazillion features, and they're custom sized and installed. Our condo owners installed Provia Heritage Fiberglass doors which have worked well -- energy efficient and very effective at reducing street noise -- except a bit of the weatherstripping pulled out from the bottom of my door.

Yes, chisue. Look up thread a bit, I did mention haves and have nots and the generation of my kids needing help. It's not new in my area, it's the result of decades of appreciation and runaway income and gains fueling net worth increases for those in and supporting the tech sector in the SF Bay Area. The same is true (with different industries) in coastal SoCal. And I think ditto in other metro areas nationwide. "Are big homes with big RE taxes not lingering in your market?" No, I don't think so. But real estate taxes work a bit differently here than in other places. California's Prop 13 in 1978 limited total tax to 1% of value and capped upward annual value increases to the lesser of an inflation factor or 2 percent per year. Appreciation since then has been significantly greater so longer term owners pay less in tax than more recent buyers living next door in the same house, where that's applicable neighborhood wise. We've owned our house over 25 years. Houses can be reassessed to market value only when sold, so a new owner of my house would pay 3 times as much property tax as I pay. That's true statewide. Here's information, stats from the Santa Clara County realtor board. They're misleading because the community is polarized with more average houses and more expensive houses and not so much in between. That shows in the difference between median and average prices, average being $300K higher. Prices are up overall 3% in the past year, but more so for more expensive houses and less for less expensive ones. Inventory is at 40 days (average time on market), much lower than even 12 months ago, The chart shows days of inventory is down a fair amount, sales are down too (fewer houses being offered for sale). I would concur that that pricing certainly seems well within reason.

+1. The model, glass style, finish options, etc will all have a measureable impact on the price, however that is within the normal range these days either way for a high quality door. The fact that you had a provia quote around that same price would confirm that.

I agree, they make a quality door, I've never had a client regret their purchase of one and they have exceptional service in house. Only you can determine if it's worth it for the $ but I chose HGI over Pro-Via andandaat

I just recieved a few Entry Door estimates and one was from a company that offers Homeguard ( HGI ). Its a craftsman style single door with no side lites. The cost is $4250. For the same door, Provia( from another company) was $4400, so close in cost. So myself and the OP have similar decisions to make. By the way, the company said Im lucky the door is a standard size or the price could skyrocket.

Does a stained door cost more than a painted door? From what I have been ready, both Homeguard and Provia make superior doors.

Your pricing for a single craftsman style fiberglass door, whether its home guard or provia is good. Thats just how much a quality door costs which Im sure includes the installation. Prices for doors and windows have went up a lot since 2021 and things may go up again. The extra premium you pay for a good door is well worth it since a door is used every day and a cheap door will eventually cause problems and become costly.

Your contractor is correct, once you do any sort of custom height or width, the price can go up dramatically.

Also, if the door has a lot of glass, has blinds, or has some sort of decorative glass, that makes the price go up a lot higher and closer to $5k and sometimes more. Thats not accounting for replacing a lot of rotted or damaged wood if any.

As far as a door coming stained? Yes, it will cost more than a factory painted door. Either is good, personal preference.
