A whole house wood flooring project now turned into a relocation of kitchen too. At last minute, we decided if we had the workforce, a roll off dumpster and an Airbnb we might as well just move the kitchen to the correct location in the house.

First run of this floor plan. Open kitchen design so we have wiggle room with dimensions.

Demo the entire back wall and replace fixed and operable windows, add double (single light) french doors. Existing brick floor.
No upper cabinets in kitchen. Countertops will be soapstone with an integrated soapstone sink. Double 48” floating wood shelves above blind corner cabinet and double 36” floating shelves above bank of drawers.

36” Bertazzoli range, 30” Viking all refrigerator. I have an additional pantry in laundry room for bulk pantry items and larger occasionally used appliances.Freezer is in my basement and has been for years….I dont freeze much. No microwave….never use it.

Kitchen island with open shelving on range side for stockpots, cassoulets and cast irons.

Cabinets will be local made European full overlay wood…tbd

Love to hear any thoughts or recommendations on current plan.

It is a great home. Purchased last year. Previous Kitchen was just too small and tight and did not take advantage of the light and window view.
Floor plan and drawing is attached in the post, if that was what you are asking to see. I do love floating shelves but since this is preliminary, I’m open for changes. ***Attached photo from our kitchen renovation from previous home***

I cannot for the life of me find the fridge in the plan you posted.... I see a freezer off the kitchen but don't see the actual day to day fridge.... We put our micro on a shelf above the counter but only installed it 13" off the counter so it is lower than an OTR model. Our kids were 8 & 9.5 at the time of installation and we wanted that height and taller to be able to access it. It helps put it out of reach for younger ones. It was important not to be too high because I did not want anything coming down and potentially sloshing onto the person below. It also has its own landing zone in front and beneath it as it does not come out as far as the front of the counter. We keep our toaster directly below it, so it is a good snack area and out of the way of the real cook. I'd put it to the right of the sink in your plan above because that is near the table. I know you may be moving things around, but I'd save the end of that cab run for the micro and toaster, unless you put the fridge there. Another reason to get the shelf instead of a built in is because micros don't last forever, and we can always swap it out for another model without doing anything but unplugging the old and plugging the new one in. Hope this helps! We would prefer to leave the sink where it is. Get rid of island cooktop. Have 36" stainless range + hood on wall roughly wear wall-oven is now. Would LOVE to put a window in the wall too for more light. Our sink window plus eating area windows + door are covered by a screened-in porch which really takes away the light those windows would have given us. We plan on doing cabinets to the ceiling. We do have that storage closet that is accessible from the laundry area. We currently use it to hold laundry baskets, cleaning supplies, broom, vacuum, toilet paper, paper towels...We could do something with this closet to make it accessible from the kitchen side as pantry space? Or recess the fridge over here? The 1/2 bath has a sliding door that goes from the bath to the laundry/closet area. We NEVER use this door. Except if out of TP in the bathroom. Hubby was thinking we could close door off and make 2 closets or something in that back laundry area. One used from kitchen as pantry and one used from laundry area. We always come into the house from the garage. Very rarely from front door. K, this one is just a drawing for you to see the layout of the rest of the downstairs. I didnt have the time/energy to measure the dining room or family room, etc...

Oh, and family of three, we cook most nights and I bake quite a bit (hence the desire for a large open work space - I hate trying to roll out dough in a limited space). We don't eat at the island but at the dining room table - island seating is just for my daughter and her cousins/friends to be able to sit while helping, doing homework, etc.). Also, kitchen will be vaulted (my husband and the architect have assured me it will be great), likely with soffits over the cabinets so they don't become dust collectors.

IMO, the chimney would be inside the pantry. Laundry would be in the "north" end of the bath, and the "south" end of it would open into the office/sitting room with just a toilet that has the sink built into the top of the tank connected to plumbing where the tub is. Unless there is room for a combo washer/dryer under a counter, I think the galley would be too small to waste drawer space with laundry when the full bath is right there and plumbed. New plumbing in the galley would be the major investment, but OP was planning for a major plumbing move anyway, so it is probably budgeted.

That is not going to be built as an habitable space. It will need to be fully rebuilt, and you need an architect for this advanced, and very very expensive, project.

I see a Viking frig and Bertozzi range. Viking is poor quality with bad customer service. And very overpriced. I'd look at an Electrolux or Bosch induction range. Bertozzi does not have a strong rep.

Minardi, why not habitable space? Kitchen is moving from interior of home to the back of the home. Back window and door wall will be demoed and rebuilt with more structural integrity and replaced with energy efficient windows and double door. This room was currently used as a billiard area. Room dimensions are 22’x14’.

Dan, thanks for the recommendations on the appliances. I did read some mixed reviews but the Viking 7 series is said to be more reliable? Might be taking a risk on the 2 appliances but at $4,300 for both I figured we’d give it a try. Who knows, I might be in the market for Bosch next year 😉

cant read any thing in the sketches/ diagrams. can you show an actual real life shot of the current kitchen at different angles. Are you saying put a new kitchen in the living or family room space???? between all the footage of breakfast/pantry/ kitchen and dining I would prefer to leave the kitchen in that general area and reconfigure it. Not exactly certain how because more has to be known about amount of seating/ kind of seating/ amount of storage and cooking spaces /how many people etc. It seems more ideal to have the kitchen between living and family room areas.... but things can likely be done to make better zones/ get the seating correct etc. I wouldnt score out that family room across the back that you currently have if thats what you are proposing.

Thanks Herbflavor for your input. A bit of back story….
We purchased home last year and one item on the wishlist was wide random plank character white oak throughout the entire home, which is underway now. While the floor demo was occurring, we decided to go ahead and take out the one butt kitchen and relocate it to the window walls in the back family room ( which was our billiard hang out).
We are retired with grown children nearby so lots of fun entertaining and I’m an advanced cook. We have a large living room at the front of the house. Billiard table stays because my gang and myself love to play and it’s great entertainment.
So, here we are at this point and we are full speed ahead on kitchen.
Removing the entire back window/door wall and rebuilding with more rigidity and energy efficient door and windows.

Back room is on slab so the brick floor is to be removed to trench in water/power etc and then floor will be laid with the wide oak to match the rest of house. Previous kitchen area will become a reading area with bookcases against wall, leather sofa, artwork with a bar at the far end of room where there was previously a closet pantry ….this area provides additional seating and more interaction with the kitchen and pool table.
Not everyone’s cup of tea but this comfortable and fits our lifestyle.

Pics of original floor plan plus demo pics. Back room was a staging area for appliances and cabinets during floor project and everything else in the house is in pods in the driveway.
