Help layout small waterfront living room

Small Victorian cottage in Maine. We’ve moved the kitchen from the waterside of the house to the middle so we can have a sitting room with water views. This will be the only room with a TV so it needs to be comfortable and sit six people. It’s a three bedroom Airbnb…. This is the only access to the deck and also has doors to the kitchen and dining room as well as the half bath. No half bath can’t move, I know it’s a terrible location, it’s better than when it opened into the kitchen sink with a barn door! Note the photo below shows it at purchase as a kitchen, imagine no cabinets. More photos to follow with measured plans.

This was my first concept, tv on the longest wall with a sofa facing it. Deck and water view is at the top of the plan, rest of house is at the bottom

Other option is to have the tv on the right wall between the bathroom door and the window. For the purposes of the conversation pretend I don’t have any furniture.

Thanks all! We are definitely open to looking for something to replace the media cabinet, but have looked intermittently over the years and had a hard time finding something that closes (DH feels strongly about this aesthetically, and we also have young kids so the out-of-sight-out-of-mind thing is very valuable for both safety and sanity) and is deep enough to accommodate the receiver, tuner, etc.--many of the newer pieces made for flat screen tvs seem to either be intended as bases with the tv out in the open, or do close but are quite shallow. I'll take another look around and see if anything new is out there, though! @roarah, thanks for the photos--your space is beautiful (and I love the window seats!) I can show DH and see if it's worth revisiting the tv on the mantel idea. We'd looked at hanging it rather than just setting it on the mantel, so maybe that would make a difference. We do have a 40" tv and replacing it is not in the cards, though. We've been considering what I think is normal-sized furniture--current sofa is 84" and you might be able to tell from the photos/plan that it has quite a big of space in the room (there's room between the sofa and the bookcase for a light and a side table), so thinking if we go with an 81" sofa (one option in a design I like) that would be a good bet if we keep it on that wall and then get a slightly smaller one (72") to form an L. If we go with chairs instead of one sofa/loveseat--and I do like that look in roarah's room--I'll have to rethink that a bit, though. Off to play with Homestyler--thanks for that tip!

Your home is just so lovely, I don't think you should remove all that architectural detail. What are the dimensions of the laundry room? I'm wondering if there is opportunity to turn that into an efficient office space (not legal bedroom.) Maybe you could leave the living room and dining room alone and put that part of the budget into an efficient shower bathroom with stackable laundry so the laundry can become office space or guest space if there's room for even a daybed?

Photos of all four walls. Walls and ceiling will remain tongue and groove and will be painted off white, floors get painted dark.

I agree the 2nd one allows more of a view to the outside . I never like painted floors unless the old ones are all different and in bad shape and even then refinishing is IMO better than paint. I do not have any idea of your style so maybe share a bit of that .I have never thought the style of the house needs to be the driver for the interior , so painted floors say cottage is that your plan for the decor.This is my LR in a 1905 tiny house proably a cottage if it was at the lake No TV but could have gone in front of the non working FP
