Comments (29)I know you will hate me for this, but please understand my view point. I am an old house LOVER! I also spent twenty years as a banker trying to talk people into understanding that their future home purchase had to be about love....and practicality. When you are in love with a house you think that the fact that it slapped around the last owners was likely because they were bad owners...they probably deserved it because they didn't do the maintenance you would do to keep it in check. You justify the little issues like the third eye as something minor instead of realizing that a third eye is not actually a normal thing and will require some seriously expensive custom lenses. You turn a wet basement into a couple puddles.... Ten years,..no lets make it five if you get the house....if you find that my pessimistic attitude was totally incorrect and your home turned out to be perfect beyond compare...please tell me I am wrong so I can learn a lesson. But if on the other hand my gazillion years of trying to make people understand that they should buy a home they love....but should equally involve their brains and heart in the equation turns out to make some sense in your potential chris brown like situation.....well be sure to share that valuable experience as well so that others can learn from you...and make light of your experience because "that will never happen to them". Comments (13)We also are looking into turning a 4th 10x10 bedroom into a bathroom. However, we are not DIYers. We are seniors and are wondering what it would cost to have someone do this project. We have never hired people to do our renovations as we come from a large family and someone was always offering to help with the projects. Our family is up in age now so we need to get a pro which is scarey. We have no idea what a project like this would cost us. The bedroom shares a wall with our current small bathroom. Comments (14)What Kitycat says is true, leave the configuration of 3 bedrooms so that future owners can have the option since most families will need that with children around. It would affect the sale of your home. I say that because 2 bedroom homes are not that sought after. Our little cottage is 2 bedroom and it suits us. I figure the way we have it (planned) setup, it will be possible for this house to become a rental for two single individuals who want separate baths, closets, and some privacy. So each bedroom has its own bath, with the master having a walkin closet. And they do not share the hallway. The front bedroom (we now use it as a study) can be closed off making the hallway part of its suite and only using the bath if there are guests and the door to the hallway is not locked from the bedroom side. Part of my remodel to the kitchen will include closing off the master entry door from the (now shared) hallway, and relocating it to near the back door, as I also add a sitting area to the master. The sitting area COULD be left open to the kitchen area, but I have a nice old cypress door which will be mounted with barndoor hardware to close off the sitting area from the kitchen.....although I doubt we do that often, since we two old folks seldom have overnight guests. But, it is something I feel important for the sake of privacy. Anyway, you will sure get a lot more use from the space being set up to serve as a huge closet, more so than being under-utilized as a spare bedroom. Spare bedrooms or "guest" rooms, are probably the least used space in a home, followed by a formal dining room. In our house, the third least used space was the living room. We use the 2nd bedroom as our study and TV room. I now have my big parrot cages in the living room. We go through the LR to go sit in the sun porch, always a pleasant experience. I have ideas how to make the LR work harder and fit in with our lifestyle. With the return of french doors to the doorway, I now see the LR as our potential guest room. Comments (15)Sophie Wheeler, yes, it will be more than $1.98. According to the plumbers and my contractor, the septic is oversized so it will be fine. I will get another opinion though. I am not sure exactly what size it is. I have asked about building codes, and I am not scorning them. Zsmith, the real estate agents I talked to told me one giant room would not sell as well as having more bedrooms would. They also mentioned that since waterfront lots are scarce, people are adding on to their homes or building separate "cabins" for rentals. One of the agents sold a home like this very quickly in 2016. The main home had 1,050 sf and the garage apartment was even smaller. I looked it up and it sold for $276,000. It had never been updated and only had 1/3 of an acre which was waterfront, but with a steep drop to the water. The other agent said that people are adding cabins and A frames on their properties. We have no intention of renting to anyone. Insurance would be prohibitive. My contractor had to put a 35 ft beam in my living room five years ago. I don't know if he talked to an architect, but he did talk to an engineer. They also cut out some sheetrock in the garage ceiling and found a 12 inch support beam there. He said he would add another one if we add the bedrooms, but I don't know where he will put it. I am sure I drive him crazy with all the questions I ask and all the research I do. He will be replacing the vinyl siding with Smart Board in a few weeks. I researched it for days then I started asking him questions to see if he knew the requirements for installation/warranty. He did. Before anyone says anything about me not treating him like a professional, I have learned to ask questions because there are a lot of "contractors" where I live that are self taught. We ask for and check their licenses and insurance; even the company that cut down 17 pine trees had to be insured before we hired him. We went through about 7 or 8 electricians before we found one that actually knew what he was doing and had a license. We spent a couple of months searching for a certified roofer. He was located almost 2 hours away. We are very careful with codes and safety, and we don't take short cuts. The contractor hasn't given me a diagram of the upstairs bedrooms yet, but I wanted some idea of what homeowners would think about weird angles and small bedrooms. We might not even put bedrooms upstairs. After the siding, our next project is removing that awful popcorn ceiling in the bedrooms and upstairs. We already had it checked when we sent off samples. No problems removing it thank goodness! Anyway, if anyone has any thoughts about the proposed bedrooms with angled walls please let me know. I tend to think things to death before I decide what to do. You can tell that by the 20 different paint splotches on my living room walls.
